A 19th-century manor house, in need of a renovation, its wooded grounds
of 8 hectares and land zoned for building, one hour from Paris
Saint-Chéron, ESSONNE ile-de-france 91530 FR

Location

Approximately 45 kilometres southwest of Paris in the Essonne department, the dwelling is located only a few steps away from the RER train station within a small town, right outside of the Haute Vallée de Chevreuse Regional Natural Park, which contains all essential shops and services. In addition, the A6 and A10 motorways as well as the A road, which provide access to the Ile-de-France region, are all located near the property.

Description

Erected in the middle of immense grounds, once past the gate, the rectangular-shaped red brick dwelling, built in the middle of the 19th century with a central, projecting forepart framed by two symmetrical wings and topped with a slate roof, stands in the midst of a verdant enclosure. With a bottom scroll-step, a flight of gradual stone steps leads to the house’s arched double door entrance, whereas, on the first floor, double glass doors, flanked on either side by windows separated by small columns, open onto a balcony supported by corbels. In addition, on the second and last floor, triple arched windows bathe this level in light, while the other floors receive ample sunlight thanks to large-paned windows equipped with modern joinery.
Lastly, along the edge of the property, which is enclosed by stone walls and a dense ring of vegetation, there is a small former outbuilding, which was converted into a caretaker’s cottage, as well as a dovecote, both constructed out of brick and mortar.

The House

The ground floor
The front door opens onto an entrance hall with an original cement tile floor and a spiral staircase, which provides access to both the basement as well as the house’s upper floors. As for the entrance hall, it opens onto several rooms: in the west wing, a dining room is decorated with a ceiling cornice, wainscoting as well as a red marble fireplace and hardwood floors. Following on from here, after passing through a door, is a dual-aspect space – currently used as a study – whose large windows provide ample sunlight, while, on the right is a large living room with a marble fireplace.
The basement
This level is accessible via the entrance hall as well as a door from the outside and is composed of a semi-underground kitchen, quite sunny thanks to a number of windows, which is topped with painted ceiling beams.
The first floor
On the first floor, in the dwelling’s forepart, a wardrobe provides access to a balcony, whereas in the west wing, there are two adjacent bedrooms with hardwood floors – one of which has a red marble fireplace – and large windows that flood the rooms with sunlight. Further back from the central part of the building is a lavatory and bathroom, while the right wing contains two other bedrooms with hardwood floors, one of which also includes a washbasin.
The second floor
With the same configuration as the first floor, a dual-aspect study is located in the central part of the dwelling, while, further back, there is also a shower room with lavatory. Lastly, each wing includes four bedrooms built under the eaves with terracotta tile floors.

The Outbuildings

The outbuildings include a dovecote and a former caretaker’s cottage with a floor area of nearly 90 m².

The Grounds

Surrounded by walls and carpeted in grass from the front gate all the way to the main dwelling, it is planted with abundant vegetation and trees that date from the 19th century, such as sequoias and Lebanese cedars, to name just a few. It also includes an ornamental pond and has approximately 2,250 m² of land zoned for building, which is large enough to build a small apartment building or townhouses along the edge of the wooded grounds.

Our opinion

Surrounded by a peaceful and verdant environment, this elegant dwelling, with its atypical architecture, feels as though it is in the country despite its proximity to all services as well as the train station. A remarkable building, which does require a significant renovation in order to return it to its former lustre, it could easily satisfy the needs of a large family and presents a number of interesting opportunities – due to its land zoned for building – for entrepreneurial and professional projects.
