A traditional country house and a secondary dwelling on a calm 2,000m²
plot of land in the countryside of France’s Morbihan department
Baud, MORBIHAN brittany 56150 FR

Location

The property lies in Baud, a town with over 6,000 inhabitants. It is nestled the calm countryside of France’s Morbihan department. Here there is a temperate climate all year round. The nearest shops and services are just a few minutes from the property. Main roads are close too, halfway between the towns of Lorient and Vannes.

Description

A country lane used only by local residents leads up to the property, which stands at the edge of farmland. Beyond a solid gate, two 19th-century buildings come into view. They stand at a right angle to one another around a small court. Behind them, a garage and a workshop adjoin one of the houses. Gardens and clusters of trees make up the surrounding environment.

The main house

The main house is a long building made of rubble masonry of local stone. Its door and window surrounds are made of dressed stone. It has two floors and a slate roof with a wall dormer that has a triangular pediment. On the south side, a long covered terrace offers a pleasant sheltered outdoor area.

The ground floor
When you enter the house, you step into a vast space that includes an open-plan kitchen with a pantry, a dining area, a lounge and a lavatory. There are two wood-burning stoves: one stands at each end of this space. An eastern extension houses a bedroom with a shower room. A staircase of metal and timber leads up to the first floor. The floor of the reception room is tiled. Wood flooring extends across the bedroom. Exposed beams run across the ceiling.

The first floor
A corridor connects to an office, a shower room and two bedrooms – one at each end. Wood strip flooring extends across this whole level, which has sloping attic ceilings.

The secondary dwelling

This secondary dwelling is also made of rubble masonry of local stone with door and window surrounds of dressed stone. Its slate roof has a dormer with a triangular pediment.

The ground floor
The design of this floor recalls the ground floor in the other house. A vast reception room includes an open-plan kitchen. This large space is extended with a bedroom that has a shower room and a lavatory.

The attic
A retractable flight of stairs leads up to a loft space, which is currently used for storage but which could be converted into an extensive room.

Our opinion

This delightful property nestled in Brittany’s countryside echoes the timeless character of France’s Morbihan department. These charming stone structures are simple and sturdy. The current owners have masterfully renovated this pair of old houses to create a warm family home. The guesthouse offers a loft space that could be converted: here you could add your personal touch to the property.
