Location

The property is situated in one of the villages of the Angers conurbation. All the day-to-day shops and services are within easy reach. Angers town centre and its TGV train station are about ten minutes away, offering ten daily outward and return journeys to Paris with a one-way travel time of less than an hour and a half. The property is bordered on one side by a local road that runs along the banks of the Loire, which is particularly wide at this point. The neighbourhood is residential.

Description

The street runs past the property's automatic gates. They open onto the paved courtyard and the garden slightly below. The property is entirely enclosed on one side by the house and the outbuilding, and on the other by stone walls.

The residence

Probably remodelled in the 19th century, it has three levels, one of which is under the roof. It comprises a central section and two extensions. The extension on the north gable elevation has an oriel window on the first floor offering a magnificent view over the Loire. The south-facing extension boasts a roof terrace on the top floor overlooking the grounds, the neighbouring gardens and the village church. The entire building is of lime-rendered rubble masonry. The central section is topped by a hip slate roof with a dormer window overlooking the roof terrace. The surrounds of the openings and the corner quoins are of tuffeau stone. The main facade overlooks the paved courtyard and the grounds.


The ground floor
The entrance hall leads to the kitchen and scullery on one side and to the sitting and dining rooms on the other, separated by a double door. Continuing on from the scullery are a bathroom with toilet and the boiler/laundry room. This utility room connects to the outbuilding. The flooring of the entrance hall, the sitting room and the dining room is of cement tiles. A fireplace adorns one of the kitchen walls. The dining room has a large south-facing French window. The quarter-turn oak staircase in the entrance hall leads to the upper floors. Both the kitchen and scullery have direct access to the paved courtyard.
The first floor
This level includes two bedrooms, a study and a bathroom with toilet. One of the two bedrooms has a glass door opening onto the bay window. The other bedroom connects to the study. The entire level has hardwood floors.
The second floor
The landing serves a bedroom and the 24m² attic space with potential for conversion. The bedroom provides access to the 21.5 m² terrace.

The outbuilding

Set against the northern extension and topped by a slate gable roof, it is used as garage, workshop, wine cellar and shed, spanning a total floor area of 40 m².

The grounds

The garden is planted with numerous species and mature trees: lime trees, chestnut trees, holm oaks, cork oaks, magnolias, lilacs, hazel trees and laurels. There are also an aviary and a 10 m² greenhouse in need of restoration. The property includes a watering system connected to the well and running water as well as a lighting system. There is a log pile of roughly 10 m² in one of the corners.

Our opinion

With its oriel window on the Loire side and its roof terrace on the garden side, the residence perfectly capitalises on its advantageous situation. Painstakingly restored ten years ago, it has a comfortable, luminous interior, where the view from the large picture windows alternates between the great river and the lush vegetation of the extensive garden. This is the ultimate peaceful country residence, close to the town of Angers.
