Location

Located in the southwest of the Var department, to the northwest of Toulon and several kilometres from the coast, the property is perched in the hills that border the Sainte-Baume regional natural park, 3 kilometres from downtown Le Beausset. The latter, with approximately 10,000 inhabitants, includes all shops and services, while the beaches in Bandol or Sanary can be reached in a little over 20 minutes. As for Toulon, the administrative centre of the Var department, it is 30 minutes away by car, as is its high-speed rail station, which makes it possible to reach Paris in 4 hours, while the Marseille-Provence international airport is approximately one hour away via the coastal motorway.

Description

Facing south and bordered by a large swimming pool to the southwest, the house overlooks an immense open expanse of farmland planted with a variety of different trees. From the B road, invisible and inaudible from the property, a private tarmacked drive gently descends over approximately 200 metres towards the farmhouse after skirting the terraced garden supported by dry stone walls. As for the farmhouse itself, braced by buttresses on its southeast corner and main façade as in the old days, it was laid out lengthwise with one storey to the east and two storeys to the north and west. In addition, the house’s ochre roughcast walls are topped with gable roofs in large part, recently redone and clad in barrel tiles, while the house’s windows are safeguarded by new white aluminium shutters and a wrought-iron arbour adorned by climbing wisteria provides shade for the patio, which skirts the house’s garden level.
Abutting the dwelling on its western side is a garage, while a carport to the northeast, incorporated into the farmhouse structure itself, makes it possible to park two vehicles lengthwise. Besides an immense living room topped with a mezzanine, as well as a large kitchen and study, three bedrooms are accessible on the house’s garden level, while two others are located upstairs on the house’s northern side.
As for the 12 x 6-metre swimming pool with a depth of 2.5 metres, it is surrounded by a flagstone deck and, like the house, overlooks the neighbouring countryside, while the machine room for the swimming pool, below, is also topped with a barrel tile roof.
Trapezoidal in shape, the property, with the farmhouse at its centre, includes several terraced gardens built up against the gentle slope of the hillside and supported by stone walls, the height of which never exceed one metre, while, in addition to the remarkable eucalyptus tree in front of the house, live oaks have also been planted throughout the property and the terraced gardens contain olive, fig and strawberry trees. Lastly, on the property’s lowest section, a small pine forest acts as a natural property line.

The Provencal Farmhouse


The garden-level floor
The entranceway, located more or less in the centre of the house, includes three wardrobes with varnished slatted wooden doors as well as the base of the staircase to the upstairs floor, and is accessible either from a white wooden door at the end of the carport on the house’s northern side or from the exterior via arched glass double doors. To the left is the immense living room, bathed in light by two sets of glass doors to the south, while the feeling of light and space is accentuated by the house’s sloping roof, visible through a wide opening giving onto the upstairs gallery. As for decoration, simplicity was prioritised with, like in most of the rooms on this floor, white floor tiles and walls, as well as an understated fireplace with a brick hearth located on the western wall next to the doorway to the kitchen. This latter room, with over 20 m² and adjacent to a pantry, has a wide picture window that looks out towards the west where a small patio is shaded by a Chinese mulberry tree.
From the kitchen, a hallway provides access back to the entranceway after skirting, to the north, an initial black-tiled shower room, a guest lavatory as well as a study – which could be transformed into a bedroom – with a window looking out onto the carport as well as a set of glass tiles giving onto the entranceway. From here, a few steps provide access to a hallway towards the east, which leads to the three bedrooms on this level, located on the house’s southern side, a second shower room at the end of the hallway as well as a separate lavatory. Each bedroom includes a built-in wardrobe and faces south, the first and largest via glass double doors, while the two others each have a window. In addition, two of the bedrooms are painted in either dark or light blue, whereas the middle one is decorated in cream-colour tones. The latter also comes with its own small shower room with a washbasin, while the travertine shower room at the end of the hallway is bathed in light to the east by two small windows.
The upstairs
The staircase, with white floor tiles and light-coloured wooden nosing provides access to an immense space under the roof’s southern slope, which creates an open gallery that overlooks the living room. All of the rooms on this level, with the exception of the bathroom, have light-colour hardwood floors, white walls as well as white exposed wooden rafters. In addition, the house’s southern side, with a rather low floor-to-ceiling height, is used as a library, while the two bedrooms, bathroom and lavatory on this floor are located on the house’s northern side: an initial bedroom, of approximately 10 m², one wall of which is adorned with blue wallpaper, looks out towards the east, above the roof of the carport; following on from here is the lavatory and then the bathroom, the latter of which has a travertine marble floor and walls, a freestanding white bathtub and a window to the north. Lastly, the final bedroom on this floor, with approximately 16 m², is also partially decorated in blue, and has a window facing west towards the swimming pool.

The Outbuildings

The property’s three outbuildings are accessible from the outside only: a garage of approximately 24 m², abutting the house to the west, is currently used for storage, the heat pump room, which also contains an additional fuel-oil furnace, is located against the northern side of the dwelling and accessible from the carport and, lastly, a machine room for the swimming pool with a lavatory, is situated below the dwelling and designed to resemble a small cottage with its single-sloping tile roof.

The Grounds

Generally sloping and forming a small, shallow valley to the southwest, the grounds have been partially arranged into small terraced gardens supported by dry-stone walls. Hugging the grounds on one side, tall pines are located in the lower portion of the small valley and demarcate the property line without obstructing the views of the far-off hillsides. In addition, many well-maintained trees and shrubs decorate the various terraced gardens, while the vegetation, made up of Mediterranean plants such as live oaks, strawberry and olive trees as well as a large eucalyptus, fig and Chinese mulberry trees, only require minimal watering, which is easily supplied by the readily available water from the Provence canal.

Our opinion

This property, ideal for those in search of nature and serenity, is ready for its future owners to move in immediately thanks to the successive renovations and constant maintenance carried out for nearly 30 years by its current residents. Although its construction is rather recent, the farmhouse, most likely built over the ruins of a former sheepfold, blends harmoniously with its environment in a style that resembles traditional Provencal edifices. Immersed in silence with no visible neighbours, the property is still easily accessible from the nearby village with its shops in only five minutes by car or 30 minutes on foot.
Nestled within endless verdure under the dazzling Provencal sun, this property is an invitation to take a step back from the world, commune with nature and set out on adventure in the surrounding mountains and hills, with hiking and walking trails directly accessible from the house.
