Location

The house is located in the residential neighbourhood of the Saint-Maur park, one of the town's most sought-after, only 10 minutes on foot from a station on the RER A line and 13 km from Paris. Saint-Maur-des-Fossés is renowned for its peaceful as well as family atmosphere and stands out thanks to its top-quality schools and a living environment conducive to enjoying many sporting activities. The town was created after the merger of eight former villages situated on land almost entirely surrounded by one of the River Marne’s meanders. The banks of the river have been landscaped to create a pleasant place to stroll at the water’s edge, as well as a festive place for those who like open-air bars and for children.
The Marronniers market is less than 800 metres away, the first schools are 8 minutes away on foot and international schools can be reached in 15 minutes by car. The main airports in Paris can be reached within half an hour.

Description

This four-storey Anglo-Norman style house, built in the late 19th century is made up of several volumes. The brown-painted, half-timbered walls boast many windows of different formats, including a bay window and a balcony, over which there is an awning. It is topped with gabled roofs and protruding trusses. The ground floor is oriented to the north and south and has a surface of around 150 m², made up of an entrance that leads, on either side, to a cloakroom with washroom, as well as an office. It also leads to a small lounge that in turn opens into a larger one, boasting a Renaissance style fireplace and a pointed arch stained-glass window, before leading into the dining room. A vast kitchen that is bathed in light completes this level.
An oakwood staircase equipped with a wrought-iron balustrade leads to the upper floors. On the first floor, there are three bedrooms, including a master bedroom with a fireplace and en suite bathroom. There is also a walk-in wardrobe, a shower room and a separate lavatory.
The second floor includes a guest bedroom as well as an office - which can be transformed into an extra bedroom - and a shower room with separate lavatory. In the attic level, another bedroom, which is bathed in light thanks to the large windows and has a high ceiling, can be reached via a small flight of steps.
The basement is made up of a utility room, a laundry room and a vaulted wine cellar with a capacity for up to 1,500 bottles. A parking space for two vehicles is available, with the entrance to the north.
A studio, with a separate entrance to the rear of the house, a shower room and a window looking onto the garden, can also be found on this level. Lastly, there is a pantry fitted with a small hoist connected to the kitchen.

The house

This Anglo-Norman style house was built in 1890, on a plot extending down to the River Marne. Today, it is set slightly back from the quays but still has a right of way to reach the water’s edge. The building has been carefully maintained, as can be seen in the half-timbering and the bartizans.


The ground floor
The property has four entrances, with the main one from the south. The almost 10-m² entrance hall opens directly into two of the house’s living rooms. On the right-hand side of the entrance, there is a cloakroom lined with cupboards. It also has a lavatory for which the water is supplied via a borehole system from the property's well. A door leads into a small, approximately 28-m² lounge with a billiard table in the centre. It is an invitation to share moments of fun or to occupy yourselves during moments of relaxation by the fireplace in the adjoining dining room. To the left of the entrance hall, there is a library that is currently used as an office, with a surface of almost 18 m². Its walls are lined with ceruse oak custom-made bookshelves and it boasts a mini bar. The wood panelling and wrought-iron cross braces on the windows confer a both raw yet refined character on the room. It has been decorated in harmony with the colours in a reproduction of a Hendrick Avercamp painting - Winter Landscape - whose shades match the various elements that the room comprises.
To reach the almost 40-m² dining room from the office, you will have to pass through the authentic door of the La Roquette prison. The medieval aspect is further enhanced by the considerable ceiling height of 4 metres, the presence of exposed beams, the imposing fireplace and the 16th-century stained-glass windows, contrasting with the modern glass or mirror fittings. Every detail unveils the brightness and uniqueness of the place. A medieval metal gate stands in front of a wooden sliding door and a stained-glass window, separating the room from the dining room and kitchen.
It was built as an annex to the main house around fifteen years ago and has as surface of almost 50 m². It has a north-south orientation and acts as a link between the two parts of the garden. It is equipped with underfloor heating and is entirely glazed. Its high level of quality is evident in the fittings custom-made by a cabinetmaker. The food and products from the pantry in the basement can be easily transported to the kitchen via a hoist. Thanks to a fireplace and a view of the waterfall in the garden, it boasts a unique atmosphere.
In the entrance, a trompe-l’œil door leads to the garden level.
Lastly an imposing wooden staircase leads to the upper floors. The ground floor has a surface of approximately 151 m².
The first floor
An around 5-m² landing leads to the rooms on the 75-m² first floor.
To the right, there is a south-facing, 8-m² former bedroom transformed into an office. A second bedroom, with a surface of around 12 m², faces north and overlooks the other side of the house. Between them, there is a walk-in wardrobe made of eastern red cedar wood shared by both bedrooms.
To the left, there is an approximately 6-m² shower room equipped with a walk-in shower and tiled with Jerusalem stone.
There is also a separate lavatory.
A few steps from the first landing lead to the master bedroom, which has a surface of approximately 22 m². It is tucked away in the privacy of an intermediate level, stretches from one side of the house to the other and has an en suite bathroom with a hot tub and lavatory. The high-quality materials are highlighted thanks to the bathroom’s south-facing aspect. A functioning fireplace ensures maximum comfort in this special space.
The second floor
This 48-m² storey is made up of three bedrooms with surfaces of approximately 10 m², 16 m² and 11 m².
One of them has been organised as a vast workspace. Another is located in the attic space. It can be reached by a small flight of steps and is bathed in light thanks to its large window and high ceiling. A shower room with two washbasins and a walk-in shower allows the occupants of this level complete independence. There is also a separate lavatory as well as loft space to the north and south with considerable storage capacity.
The garden-level floor
This level can be reached from inside the house but also from the outside, on the northern side of the property. It has total floor space of approximately 84 m².
It serves as a basement and includes storage space, a utility room, a laundry room, a pantry with a hoist and a vaulted wine cellar with a capacity for 1,500 bottles. There is also an independent studio with cupboards, a shower room and a lavatory. Lastly, a part of this level has space for parking two vehicles and can be reached via the northern side of the property.

The landscaped grounds

On a 1,400 m² plot, the landscaped grounds are organised on the south side into several terraces with different functions, culminating in a polished stone staircase leading to an open-air patio that surrounds the residence. To the north, there is a garden with a well and a small building that is used as a workshop and for storing gardening tools and equipment. There is a wide array of different trees, such as Saint John’s wort, ornamental plum trees, Judas trees, cedars, poplars, bay, yew and white cedar.
The garden is meticulously well-maintained and is embellished by a waterfall feature.

The swimming pool

A heat exchange pump provides heating for the 10 metre by 5 metre pool, which is adorned with a magnificent iridescent mosaic, allowing its users to enjoy a special bathing experience away from prying eyes. The waterfall, which runs the length of the gneiss wall framing the pool, helps to make this part of the garden sublime.

Our opinion

This is a spacious property, away from urban hustle and bustle, in the heart of a haven of greenery only 15 minutes from Paris. The house has retained its characteristics and atmosphere typical of the Belle Epoque. Thanks to the modern renovations carried out for the comfort and well-being of the occupants, it can be moved into immediately, though redecoration to keep in line with future purchasers’ tastes is conceivable.
