The town of Le Perreux-sur-Marne is nicknamed the ‘Pearl’ of the eastern Parisian suburbs. It lies two kilometres from the Bois de Vincennes, a wooded public park. Le Perreux-sur-Marne is nestled in France’s Val-de-Marne department, which is immediately south-east of Paris. The town is renowned for its riverside walks. Since the belle époque, it has been a place of leisure, relaxation and holidays prized by Parisians. The art nouveau villas that line the river bear witness to this. The town is culturally and economically vibrant with a market, shops and leisure activities. The house stands on the Île des Loups river island. It is 17 minutes from the train station Nogent Le Perreux on line E of the Paris regional rail network. You can reach Paris in only 15 minutes by car via the Bois de Vincennes park or via the A4 motorway.
Description
The house
The ground floor
Four different entrance doors lead into the house. The main entrance is on the east side, beneath a slate-roof canopy. In the lounge, the home’s centrepiece, wooden panelling from the time of construction has been preserved, as has a majestic fireplace with a wooden mantel. The ceiling is over 3.5 metres above the floor. Polished oak strip flooring extends across the room. The small-paned windows also date back to the time of construction. They offer sweeping views of the River Marne. A second door leads into the main room on the west side. There is a third one on the south side, which you reach via a sheltered wooden terrace with a 14m² floor area. A table, chairs and armchairs could be installed there. A few steps take you to a corridor that connects to a lounge with a 26m² floor area. It leads out to the swimming pool. This room, created in 2004, has wood strip flooring and is bathed in natural light that floods in through its double-glazed windows. The corridor also connects to a small east-facing office and a separate lavatory. The ground floor also includes a bathroom with a 9m² floor area, filled with natural light from a window, and a west-facing kitchen with a 20m² floor area. This kitchen has two windows: one on the north side and one on the south side. Here there is also the fourth entrance leading into the house. A door leads down to the basement. And a majestic oak staircase leads upstairs.
The upstairs
The first floor has a floor area of 83m². A corridor connects to four bedrooms and a shower room with a lavatory. On the west side, the main bedroom offers a floor area of around 17m². Oak strip flooring extends across the room, which leads out to a bright conservatory, also with wood strip flooring. Beneath its glass roof, this conservatory offers a floor area of 17m² too. The conservatory is flooded with natural light. It would be the ideal room for pursuing an artistic hobby or it could be turned into a fitness room. Further along the corridor, on the left, there are three other bedrooms. Their floors are carpeted. The first bedroom has a 14m² floor area. It leads out onto an old-style balcony that looks down over the River Marne. The second bedroom is smaller. A window looking down at the calm river fills the room with natural light. Opposite this bedroom, there is a shower room and lavatory. This shower room is plainly decorated with white tiling with bluish borders. The last bedroom on this floor is on the east side. It offers a 13m² floor area and a washbasin space. Its two windows fill it with natural light. One window looks out at the River Marne and the other one gazes out at the landscaped garden. The bedroom ceilings are around three metres above the floor. The loft and all the walls were insulated during the renovation work in 2004.
The basement
The basement has a floor area of around 90m² and offers a huge amount of storage space. There are many shelves down here, as well as the swimming pool’s technical installations. On the north side, it includes a workshop that houses gardening tools and boat-maintenance equipment. On the river side, a door leads outside.
The garden
The grounds are divided into stone, gravel and grassy spaces with a wide range of vegetation. The plot covers 6,500m² – one of the largest plots on the island. There are trees of many different varieties, including walnut trees, horse chestnuts, linden trees, oaks, acacias, pines, maples and yews. There are also mock oranges, irises and rosh bushes. And there are fruit trees too, including plum trees, fig trees and apple trees. Beside the River Marne, a pavilion overlooks the water. This delightful landscaped garden has been maintained very well.
Our opinion
This splendid property is a lush haven of calm. It is sheltered from urban bustle, yet it lies only 15 minutes from Paris. The dwelling has kept its belle époque atmosphere. Modern touches of comfort have been added to it. Indeed, you can settle into the home straight away without worrying about any renovation work, though you might prefer to freshen up some of the decor. Lovers of nature, water sports and open-air evening gatherings will be absolutely thrilled on this river isle. Celebrities used to frequent the Île des Loups island. Today on the isle, this charming edifice is an open book waiting for its future owners to write its next chapter in a permanent backdrop of greenery.
