This chic residential town lies between the meanders of the River Marne and the Bois de Vincennes, a wooded public park. It offers several schools and many sports facilities. Val de Fontenay train station is only a 10-minute walk away. From there, you can reach Paris in just seven minutes via lines A and E of the RER regional rail network.

Description

The house lies in a residential area, not far from a train station on the RER regional rail network, on lines A and E. The dwelling was built in the middle of the 19th century. It is officially recognised and labelled as one of France’s most remarkable houses. Inside, the edifice offers a floor area of roughly 250m². It stands on a plot that covers around 750m². The tree-dotted garden enjoys absolute privacy, as well as a pond and a sun-kissed terrace. An entrance hall connects to a lounge with a 43m² floor area. This dual-aspect room leads out onto the terrace. There is a fitted kitchen too. And in a wing there is an office and a shower room with a lavatory. Up on the first floor, there are four bedrooms, a small reading room, a shower room, a lavatory and many storage spaces. One of the bedrooms has a fireplace in working order. The second floor has a spacious master bedroom, just beneath the roof ridge. This bedroom has a walk-in wardrobe and an en-suite shower room with a lavatory. Wood strip flooring extends across the rooms. The semibasement has a utility room, a wine cellar and a games room. The garage can house several medium-sized vehicles. On one side of the house, there is a workshop. The dwelling has two recently installed heat pumps and a gas boiler.

The garden

A 750m² garden is an especially large plot for the local area, so this outdoor space is rare asset here. At the front, there is an east-facing court with trees and gravel. There is a pedestrian gate. A ramp leads down to a half-underground garage with an electric door. At the back, there is a garden that enjoys absolute privacy. It has a 30m² sun-kissed terrace and an ornamental pond. On one side of the house, a dual-aspect workshop links the court to the garden.

The house

The house was built in the middle of the 19th century. A grain merchant ordered construction of it. It is rectangular, with a wing that protrudes at a right angle to the main section on the garden side. The dwelling has a semibasement, a ground floor, a first floor and a second floor in the roof space, which has been converted. On the street side, the facade has a symmetrical design with tall windows that have brickwork jambs and metal lintels in a vivid tone. The edifice has been officially recognised and labelled as one of France’s most remarkable houses.

The interior

The liveable floor area covers around 250m². An entrance hall with a cloakroom leads through a double door to a 43m² lounge. This dual-aspect room leads out through French windows onto a garden-facing terrace. Wood-strip flooring extends across the room. Beside the dining room there is a fitted kitchen, which also looks out at the terrace. You can reach the ground-floor wing either from the lounge or from a corridor from the entrance hall, which provides a separate way into it. A hallway, an office and a shower room with a shower, washbasin and lavatory offer pleasant views of the garden. A glazed door takes you out onto the terrace. The first floor has four bedrooms with wood-strip flooring and a small reading room around which the rooms are laid out. Two walk-in wardrobes offer much storage space. There is a shower room with a double washbasin, a shower and a lavatory. The second floor has a vast master bedroom, created in the roof space directly beneath the roof ridge. It has wood-strip flooring and is bathed in natural light from skylights and windows. This master bedroom also has a walk-in wardrobe and an en-suite shower room with a washbasin, shower and lavatory. The semibasement has a utility room, a wine cellar and a games room. The garage can house several medium-sized vehicles and it offers considerable storage space. You reach the garage via a ramp on the court side or via steps on the garden side.
