Nestled within the peace and quiet of a wooded area, 20 minutes from Angoulême – the French capital of comic books and the host city for the Francophone Film Festival, the Ramparts Circuit automobile race as well as the “Gastronomades” culinary festival – the property is located in the centre of the Nouvelle-Aquitaine region and the Charente department, not far from the Périgord-Limousin regional natural park. Description
Set within a rolling landscape, the property, perched on a rocky outcrop, overlooks the valley and the nearby river that borders the estate to the southeast. Accessible from the north via a drive that passes, on the right, garages carved out of the rock as well as the large openings of the former 5,000-m² quarries, which, more recently, have been used to grow mushrooms, it then ascends to the centre of the six-dwelling complex. The main dwelling is positioned in the middle, with a raised bakehouse to the east, while four dwellings skirt the promontory to the south and a last one is located to the north, as is a converted greenhouse to the northwest.
At the foot of the rocky outcrop, two large openings lead to underground galleries of 600 m² and six springs, surrounded by large ashlar stones, are scattered throughout the meadow to the south that reaches all the way to the base of a cliff. In addition, vast meadows surrounded by woodland extend to the north of the building complex.

This house is composed of several different, separate areas: a 70-m² workshop and a two-storey dovecote of 12 m², a 70-m² loft with a balcony and a 45-m² two-storey dwelling with a patio.

Our opinion
Perched on its rocky outcrop, the hamlet, nestled within the peaceful surrounding countryside and far from all disturbances, has unobstructed views that reach all the way to the horizon, and feels like it is suspended in both time and space. The estate, located within a breath-taking natural setting, includes several dwellings with a variety of different floor areas, which, together, total, 1,200 m² of interior spaces, resulting in an exceptional property, the potential of which makes it possible to imagine various event-based, hospitality and residential projects. For instance, artists could come here in order to capture the property’s many different perspectives, use the materials present on the property (wood, earth, water, stone and vegetation) and turn this one-of-a-kind site into a meeting place for artistic encounters within the context of a natural environment. This property, with its windswept, timeless atmosphere, invites one and all to come and learn, discover, concentrate on their passions, as well as live life to the fullest.
