that cover around 6,000m², thirty minutes south of Tours
Tours, INDRE-ET-LOIRE center-val-de-loire 37000 FR

Location

The property is nestled in France’s Centre-Val-de-Loire region, two hours and fifty minutes from Paris via the A10 motorway. It is a thirty-minute drive from the city of Tours, where a high-speed rail station puts you within fifty-five minutes from the French capital. The house is tucked away among gently undulating hills, groves, small valleys and farmland. It lies beside a vibrant village with many shops and services, as well as primary schools and a middle school.

Description

The house stands on a quiet local road. It faces east and west with a garden and a tree-dotted meadow that leads up to a stream. Its grounds cover around 6,000m². The outbuildings were once used for work in the fields and farming purposes. They include a cowshed and a barn with a sheltered open front. These annexes stand just a few steps from the house, on a higher level of the land. A cellar has been dug into the rock between the house and the outbuildings.

The house

The house was built in the seventeenth century. It has been extensively refurbished since then. It is made up of two main sections that stand in line with one another. The first one has a terrace on one side and is two floors high. The second one is taller and made up of three floors, including an attic. The wall rendering leaves the stonework slightly exposed and the framing around the windows is made of tuffeau stone. The roofs are slated. A gable roof caps the first section, punctuated with gabled wall dormers. A three-slope roof crowns the second, taller section. An arched door of solid wood forms the entrance in the facade where the two sections meet. The house’s garden side is punctuated with four arched doors in a semibasement. They lead into the cellars.

The ground floor
A hallway connects to all the ground-floor rooms. Opposite the entrance is a lavatory with a wash basin. On one side this hallway leads to a dining room with exposed beams and a fireplace made of tuffeau stone. Beyond it is a kitchen and scullery with exposed beams. All the wall plastering leaves the stonework slightly exposed. Stone tiles cover the floors. On the other side is a living room with exposed beams, another fireplace made of tuffeau stone and solid timber parquet flooring. It includes the start of a staircase that leads up to the first floor and down to the cellars. The room’s wall plastering leaves the stonework slightly exposed.
The first floor
The first-floor landing includes the start of a staircase leading up to the second floor. On one side, this landing connects to a bedroom with a fireplace made of tuffeau stone and an office opposite it. On the other side, a spacious passage leads to a lavatory and a shower room. Beyond it are two bedrooms. Solid timber parquet covers all the floors and the wall plastering leaves the stonework slightly exposed.
The attic
On the second floor, a vast room with exposed beams and solid timber parquet flooring serves as a television room and reading room. The plastering of the straight side walls beneath the attic roof leaves the stonework slightly exposed.
The cellar
There are four cellars. They are used for storage. Three of these cellars are beneath the house and one of these three serves as a way into the garden from the inside. The fourth cellar has been dug into the rock between the house and the outbuildings.

The barn

The barn covers a surface area of 83m². It includes a sheltered open front. Inside, a doorway leads from the barn into the cowshed. A slated gable roof caps the structure. The wall rendering leaves the stonework slightly exposed and the framing around the windows is made of tuffeau stone.

The cowshed

The cowshed covers a surface area of 123m². It is made up of two floors. A doorway leads from the cowshed into the barn. A slated gable roof crowns the structure. The wall rendering leaves the stonework slightly exposed and the framing around the windows is made of tuffeau stone.

The grounds

From the quiet local road, a solid gate leads into the grounds and garden behind the house. The whole property covers around 6,000m². Many different species of trees dot the grounds, including ashes, oaks, apple trees, almond trees, deodar cedars and plane trees. A stream edges the property on its north-east side.

Our opinion

The layout and fine materials give this renovated house its unique character. Relaxing, roomy spaces inside ensure that new owners can settle in immediately to enjoy the simple, authentic pleasures of the Touraine province, less than three hours away from Paris. The outbuildings offer extensive surface areas. Renovation works on these annexes should be considered. They offer exciting possibilities for extra developments.
