Location

Overlooking the Catalans and Prophète beaches and facing the Frioul islands in the western part of Marseille, the Corniche Kennedy was originally a simple customs road running alongside the Roucas Blanc. It is now a large road with a very pleasant promenade and a 3 km long bench that runs along it where everyone loves to sit and contemplate the bay of Marseille and its islands. Slightly set back from the busy corniche, in a very quiet valley, the villa was built in the 18th century and enlarged in the 20th. You can walk to Anse de Malmousque or the Plage du Prophète via the seafront. Marseille-Provence airport is 30 minutes away by car, Saint-Charles train station is 15 minutes away and the Old Port and its restaurants can be reached in 10 minutes.

Description

The villa, measuring some 390 m², has been built at the back of a plot of land. The oldest part, with two storeys over the garden level, is extended on the ground floor to the south by a contemporary wing. The facades are rendered and light-coloured, the windows are wide or high, rectangular and in some cases protected by painted wooden shutters, and the roofs are mainly two-sloped with canal tiles. The entire building, comprising six bedrooms and a separate studio, follows the contours of the land and overlooks a garden planted with trees and a parking area for two or three cars. Finally, at the entrance to the property, a garage has been converted into an independent studio.

The villa


The ground floor
Around 15 steps lead up to the house entrance, which is via an Art Deco-inspired wrought-iron and glass door that opens onto a tiled double entrance hall. The first part of the hall, which is in the most modern wing of the villa, to the south, leads to three bedrooms with bathrooms and toilets, as well as a corridor with a Moroccan feel, with its carved, openwork door panelling. Off the second part of the entrance hall, on the older side of the house, fan out a bedroom with parquet flooring and high ceilings, a mezzanine, a bathroom and toilet, a spiral staircase leading down to a separate bedroom on the lower floor and a wrought-iron staircase, in the same style as the entrance door, with beechwood treads, that leads to the reception rooms. The floors are mainly terracotta tiles. The cupboards in the entrance hall cleverly conceal a passageway that leads to the cellar.
The garden-level floor
Accessed via the wooden staircase in the entrance hall, this independent bedroom has its own bathroom and toilet. A French window framed by shutters opens onto a shaded, lawned terrace, providing additional, private access to the most independent sleeping area in the house.
The first floor
The Art Deco staircase with its geometric lines leads to the reception rooms. At mid-level, a small lounge with benches and a vaulted ceiling has been made out of an old water tank. The rendered walls look as if they are whitewashed, accentuating the Mediterranean feel of the house. The reception rooms, a few steps up, are bathed in light and their floors are tiled in shades of pink terracotta. There is no shortage of space: the lounge-dining room is extended on one side by the kitchen, and on the other by a second lounge with a fireplace, that is separated from the first by sliding wooden doors carved with delicate rosette motifs. The beechwood fireplace is inspired by a 1930 model. Large windows open onto the terrace, which is covered with terracotta paving stones and glazed tiles in shimmering colours. It features a generously-sized swimming pool lined with oleanders. Here, the sea views and Moroccan decorations make you feel as if you are on holiday.
The second floor
This resembles a belvedere, with the master bedroom overlooking the rest of the property and enjoying spectacular views of the sea and surrounding vegetation. A beechwood staircase leads up from the dining room. The bedroom has two shower rooms. The floor is covered in mahogany parquet, whose colour matches the custom-made cupboard doors. A French door opens onto a terrace with views of the sea and islands. The bathroom, flooded with light and tiled in pink tones, also overlooks the small terrace through large windows with rounded corners. The shower room could do with being updated.

The garden

Part of the plot is taken up by a paved parking area for two or three vehicles, which extends onto a terraced garden planted with hedges all around the plot and large trees such as a magnolia, lime trees, a plane tree and cypresses. A bougainvillea adds a bright splash of colour to the top of the terrace.

The outbuildings

At the property entrance, the detached garage has been converted into a studio with a tiled kitchen, shower room and bedroom with parquet flooring. At the southern end of the house, the former workshop now houses a sauna and a small exotic relaxation room, that opens out onto a terrace with an oriental feel.

Our opinion

A vast, uniquely laid-out property where a family spirit reigns and where you'll love entertaining friends and family, going for a run along the Corniche, or enjoying the endless sunsets over the Mediterranean. The area is highly sought-after, and the character of the house is resolutely Mediterranean, with its pastel colours and soft appearance, generous dimensions and many possible uses. It is entirely conceivable that two families could live here if a few rooms were reconfigured, or otherwise to make the most of the vast spaces to spread out right up to the ends of its great widths, which echo the huge expanse of the sea view.
