Location

The sea is only five kilometres from the property. In the nineteenth century, world-renowned seaside resorts appeared along this coastline. The property lies in the beautiful Pays d’Auge province of Normandy. You can easily reach this area by car from Paris via a motorway and by rail from Deauville train station, which is twenty kilometres away. Shops can be found in the local fishing port, less than two kilometres away. A fish market brings this town to life every day. A wooden gate leads into the property. This inconspicuous gate stands on one of the country lanes that snake through the tree-lined meadows and over the gently undulating land.

Description

The property is a former cider-producing farm that dates back to the nineteenth century. A warden’s lodge stands by the entrance. A track winds through the property’s pastureland to a parking area where a cart shelter and a workshop with storage space lie. The two dwellings stand on slightly higher ground, surrounded by vast lawns.

The house next to a swimming pool

This house offers a floor area of around 110m². It is made up of two sections in line with one another. Half-timbered walls rise up from a base course of small dressed stones to two gable roofs, one of which has a hipped end. Flat tiles cover these roofs. Rectangular windows with small panes stand along the walls. French windows with small panes lead outside. Wooden shutters protect these openings.


The ground floor
The main entrance door takes you into a vast living room with an open-plan kitchen. Another living room adjoins it, separated only by a double-sided fireplace, the inside of which has been removed. A stove placed in this old fireplace heats the two rooms. In the vast living room, there is a cathedral ceiling. Old tomette tiles cover the room’s floor. The exposed roof beams are painted in a pale tone. Some of these timber beams are left in their raw state.

In the second living room, a wooden staircase leads upstairs. This staircase stands opposite French windows that lead out onto a terrace. A passage connects to a walk-in wardrobe, a shower room with a lavatory and a large bedroom.

The first floor
This floor has sloping attic ceilings. The landing connects to two bedrooms with cathedral ceilings and a bathroom with a lavatory. Shed dormers fill the rooms with natural light. One of the rooms is brightened up by two windows in the gable end.

The swiming pool
From the terrace, a flight of steps leads up a slope adorned with lavender to a swimming pool that is ten metres long and five metres wide. On two sides, this pool is protected by a low wall supporting clusters of shrubs. From the pool, you can see the sea. The pool is heated with a heat pump. A small structure containing technical installations stands beside the pool.

The house facing the sea

This house offers a floor area of around 160m². It is made up of two sections in line with one another. They follow the hill’s slope. Their half-timbered walls rise up from a base course of rubble masonry to two gable roofs, one of which has a hipped end. Flat tiles cover these roofs, which are punctuated with gabled and shed dormers. A chimney stack rises up at each end of the roofing. Rectangular windows with small panes stand along the walls. French windows with small panes lead outside.


The ground floor
The entrance door is a set of French windows that takes you into a vast living room with a floor of tomette tiles. The walls are pale-coloured and exposed beams and joists run across the ceiling. A staircase turns to lead upstairs. An extension on the sea-facing side contains a lounge that is surrounded by much glazing and a bedroom with a bathroom and a separate lavatory.

A flight of wooden stairs takes you to the second section. A corridor connects to a bedroom, a lavatory and a kitchen. From here, one door leads outside and another one takes you to a passage with a staircase climbing up to a loft space that could be converted. This passage also takes you to a dining room. Tomette tiles cover the floor of this dining room. A large fireplace of dressed stone with a timber mantlepiece stands in the room. A wood-burning stove is placed in it. A small room with a tap separates the bedroom from this dining room, which can also be reached from outside via French windows.

The first floor
This floor has sloping attic ceilings. Wood strip flooring extends across this level. Exposed roof beams run across the ceiling. One side of a corridor connects to a large bedroom with a shower room and a lavatory. The other side of the corridor connects to two bedrooms and a bathroom with a lavatory. Shed dormers fill the rooms with natural light.

The cellar
A vast basement can be reached from a passage on the ground floor. From here, a trapdoor in the floor takes you down to the basement. This basement offers a floor area of around 20m².

The outbuildings

All the outbuildings are half-timbered with roofs of flat tiles. There is a warden’s lodge with a floor area of around 60m² beside the property’s entrance, a cart shelter and a building that is used as a workshop and storage space.

The grounds covering six hectares

Around four hectares are dedicated to organic pasture where cows graze. The remaining land has been developed into vast lawns dotted with many fruit trees, including apricot trees, plum trees, pear trees, apple trees and a mirabelle tree. Many clusters of shrubs and flowers edge the lawns and follow the slopes. They create hidden nooks beneath tree branches and relaxing spots that look out at the sea.

The grounds are free of any other use or buildings.

Our opinion

This splendid property is nestled on a remarkable site. Cider was once produced here in this beautiful backdrop. The current owners have carefully preserved this hidden gem. You can see this in the masterful restoration of the houses and in the vast landscaped spaces outside. The swimming pool is designed for you to admire the surrounding countryside. The garden offers a pleasant outdoor area with relaxing nooks. Whether inside or outside, every corner of this unique haven beckons you to gaze at the horizon.
