Location

Cavalière is a village that belongs to the town of Le Lavandou on France’s south-east coast in the country’s beautiful Var department. It is nestled between two headlands: Cap Nègre and Pointe du Layet. And it looks out at the Îles d'Or archipelago in the sparkling Mediterranean Sea. Cavalière is renowned for its beaches of fine sand. It offers water sports and a coastline footpath that is unique and unspoilt, stretching over three kilometres. The place is an unrivalled seaside spot on the Mediterranean coast. The beauty and diversity of the landscapes here make the Provençal lifestyle truly pleasant. The town of Saint-Tropez with its port and artists is only 30 minutes away. Toulon-Hyères airport lies just 45 minutes from the property and Marseille airport is two hours away. And the city of Toulon with its high-speed train station is one hour way.

Description

You reach the property via the coastal road that runs through Cavalière, then through a valley of maritime pines where private homes are tucked away. A large entrance gate leads into the property. The grounds include a parking space for two vehicles. On the 3,500m² plot, there are two houses, a swimming pool and a garden. The buildings are made of rubble stone, coated with yellow-toned rendering. The gabled roofs are covered with red barrel tiles. And the rectangular windows are fitted with shutters painted blue. The main house is a traditional-style Provençal villa that was built in 1920. The Dubonnet family ordered construction of it. Later, in 2020, the dwelling was extended to offer a liveable floor area of around 300m², spread over two levels. From the first floor, you can admire views of the sea and the Île du Levant and Île de Port-Cros islands. A large stone terrace edges the south-facing elevation. On its west side, it offers a sea view. This terrace leads to the grounds, which are made up of lush spaces, structured with retaining walls of stone. A guesthouse stands 30 metres away. It dates back to 1972 and was extended in 2019. It offers a 100m² floor area, spread over two levels, and a stone terrace that is level with the ground floor. Between the two buildings, there is a swimming pool with a garden pavilion. This area forms a delightful space for relaxation and rest.

The main house

This villa built in 1920 has undeniable Provençal charm with its facade punctuated with pale-blue shutters, its arbour of climbing wisteria, its small roof windows and its roof of red barrel tiles, underlined with a triple-row génoise cornice. Its western extension, built in 2019, blends with the original section perfectly well. On the 30-metre-long terrace, which you can reach via glazed doors from the main rooms, you can enjoy several spots for relaxation with views over the wooded valley and the Mediterranean Sea.


The ground floor
You step into the entrance hall on the house’s west side. This hallway connects to an office on the right. This office looks out at the garden. On the left, the hallway connects to a lavatory, then continues to a spacious kitchen. The kitchen is typically Provençal in style: it is adorned with terracotta tiles of different shapes, a limestone work surface, small wall niches and a stone sink made of local stone. A glazed door leads out onto the large south-facing terrace, above which wisteria grows on an arbour, providing shade from the summer sun. A utility room leads out to a small square court behind the house. A corridor leads to a dining room and to a Moorish-style steam room, which surprises you behind its discreet old oak door. The walls of the dining room, lounge and bedrooms in the old section have magnificent fabric wall coverings with floral motifs. These fabric wall coverings have been well preserved. An imposing stone fireplace with a wrought-iron fireguard gives the lounge rustic charm. And a large adjoining bedroom leads out onto the terrace and connects to a bathroom with a lavatory.

The upstairs
A large stone staircase with a wrought-iron balustrade leads up to three bedrooms and two bathrooms in the old section. These two bathrooms have lavatories. These bedrooms also have fabric wall coverings. Each bedroom offers a beautiful view of the sea. Most of the floors are tiled and include hexagonal terracotta tiles called tomette tiles. In the more recent section, two other bedrooms and a shower room with a lavatory complete the first floor. One of these bedrooms leads out onto a terrace beneath a wrought-iron pergola. From this terrace, you can admire a remarkable sea view.

The guesthouse

The guesthouse was built beside the property’s entrance in 1972, then extended in 2019. It was designed to host friends and family. It offers two large terraces, on the ground floor and first floor. There is a separate 20m² workshop filled with natural light. This workshop is conducive to creative pursuits, for example pottery, sculpture or painting. A small wooden gate leads to the swimming pool and garden pavilion.


The ground floor
The ground floor has a living room with an open-plan kitchen. This open space leads out to the terrace via a glazed door. The terrace has an arbour upon which wisteria grows. A lavatory and a bedroom with a shower room adjoin this main space.

The upstairs
The first floor has a bedroom with a bathroom and lavatory. It lies in the roof space and is filled with natural light. A glazed door leads out onto a 20m² terrace that is conducive to relaxation. This first floor also has a separate lavatory and a second bedroom, which has a shower and washbasin.

The garden

The landscaped garden, dotted with trees, has been looked after meticulously. It extends in front of the Provençal villa’s south-facing elevation and looks out at the cypresses and stone pines that edge the property. Several retaining walls of local stone form terraced sections with an olive grove and an orchard in which lemon and orange trees grow. In the lower section, the garden leads – without fencing – to a plot that covers over 8,000m². The property’s owners have usufruct of this plot. The sale of the property includes this usufruct. Lastly, there is a swimming pool with chlorine. This pool is 12 metres long and 6 metres wide. A large garden pavilion stands beside it. This space forms a delightful area for relaxation in absolute privacy.

Our opinion

Indeed, you can quickly reach the sea via a forest footpath. The property’s wooded grounds are edged with a protected natural area. The grounds are structured with retaining walls of stone. This wonderful outdoor space, which includes a refreshing swimming pool and a garden pavilion, is a haven where you can truly unwind. In both the main house and guesthouse, you can host family and friends in generous space. By freshening up the villa somewhat, you could rent it out as a delightful holiday home. Yet this remarkable property would be the ideal second home for the summer or, indeed, even a main home. This splendid gem is a guarantee of a comfortable lifestyle with stunning views.
