Location

The property is located west of Grasse, on the edge of the well-known village of Cabris. Nice airport is 45 minutes away, and the centre of Grasse is 10 minutes away. Perched high in the green hills of the Côte d'Azur, the village where the villa is located is renowned for its typical town centre, enhanced by its uninterrupted view of the seafront. It was frequented by many famous people, including Albert Camus, Marcel Pagnol and Jean Marais, all of whom appreciated the village's gentle way of life.

Description

Set on a hillside, this property boasts a remarkable south-facing position, with panoramic views over the valley and the sea on the horizon. The main villa, built on a first, fairly wide terrace, backs directly onto the rock. It is accessed via a small driveway off a main road, which leads to just above the villa. There is space for two cars. After this there is a staircase that goes alongside a separate studio apartment leads directly to the main entrance. The solid hillside residence was built by an architect in the 1960s in an Art Deco style. A rectangular block with a large, slightly bevelled base and a predominantly single-sloped roof is joined to a circular space edged by circling balconies. These provide a wide range of views over the green hills to the sea through high French windows, punctuated by the regularly spaced posts that support the upper storey and the flat roof. The rectangular section has a two-slope tile roof, with the front slope much wider than the back slope. Remarkable traces of the rock on which the building sits can be seen in the kitchen and the wine cellar, providing not only decoration but also temperature regulation. The materials used are classic and sober, with plastered walls and waxed concrete floors covered with parquet. In addition to the studio, the site also features two other independent buildings: a two-room house and a small workshop. An esplanade has been laid out to the south, with a swimming pool and access to a green area. Finally, there is an orchard garden on the lower terrace.

The main villa


The ground floor
The main floor of the building is accessed directly from the parking area at the rear of the property via the staircase leading to the villa and studio. It is built around a circular living room, with uninterrupted views of the landscape through the large picture windows. At the back, set directly against the rock, a semi-open kitchen and small cellar complete the circle. Continuing on, at the entrance to the rectangular section, a corridor leads to a study and a large bedroom with a terrace, bathroom and direct access to the pool and garden.
The upstairs
This features a circular master bedroom with the best views of the villa's surroundings, as well as a generously sized dressing room and bathroom. At the far end, a small door leads to a vast attic that can be used for storage.
The garden level
This occupies the circular area below the living room, with large panoramic windows and direct access to the swimming pool. It has a lovely independent bedroom that opens onto the terrace and which has its own bathroom.

The outbuildings

A studio apartment, whose entrance is on the staircase leading to the villa, has a bedroom with an en suite bathroom. It is in need of some minor renovation. A small house, a little way off at the entrance to the property, is also independent, and could accommodate tenants or visitors. It is made up of a small living room, bedroom and bathroom, all of which have beautiful views over the surrounding countryside. Finally, a small workshop could be converted into a bedroom if desired, or used for a variety of other purposes.

The grounds, garden and pool

As the property is built into a rocky hillside, three terraces have been created, the main one with the villa and pool on it. The garden surrounds the various buildings, seeming to envelop and at the same time isolate them from each other. Built above the house and following the access path, a flat terrace forms a green space large enough to be used as a play or relaxation area or a vegetable garden or orchard, with unobstructed views to the south. The original ground has been preserved underneath the path, consisting of an escarpment covered in vegetation. Access to it is difficult, so it naturally closes off the property to the east. At the opposite end, as if extracted from the small cliff that continues on, an intimate landscaped area is planted with various species of plants and trees, leaving room for tables and chairs under the shade of the overhanging trees. Beneath the villa, on the main terrace and supported by sturdy arches, there is a lovely area with a stone terrace, the swimming pool, an outdoor shower and various storage areas. A staircase leads to the lower terrace. Finally, the arches that support the upper part provide storage space, in front of which is an orchard that is both well exposed to the sun and sheltered from the wind. This is planted with citrus trees, olive trees and other vegetation.

Our opinion

A bright, contemporary villa with refined lines tinged with Art Deco influences, perched in the heights of the Grasse hinterland. Construction of the building seems to have been guided by a search for the most dazzling panoramic views possible, from its large French windows lined with vertiginous balconies, to its comfortable south-facing outdoor spaces. Close to the village of Cabris, overlooking the Mediterranean as far as Corsica, the setting is secluded and beautiful, perfect for those looking for a peaceful lifestyle by the sea as well as those looking for a place to explore from, in a highly sought-after green environment.
