Location
Part of the municipality of Grasse, sub-prefecture of the Alpes-Maritimes department, 40 minutes from Nice airport, the Peyloubet Saint-Mathieu protected landscape area, next to Châteauneuf-Grasse, originally developed as a specialised agricultural sector. There remain some large estates, boasting generous volumes just a few minutes from the town centre of the "world capital of perfume". A variety of aromatic and perfume plant cultivation areas are still located and developed here, contributing to the area's rich natural, agricultural and cultural heritage. The renowned Villa Botanica, a leading centre for research into and development of plants and other natural ingredients used in perfumery, is also located nearby.
Description
The property is accessed via a small cul-de-sac that serves only four properties. A large gate opens onto a small esplanade, providing vehicle access to the garage at the bottom of the property and allowing pedestrian visitors to reach the main entrance via a forecourt featuring a small stone fountain.
Built in the 2000s, the villa nonetheless resembles the traditional residences typical of this part of the Alpes-Maritimes, owing to the use of local materials. The solid stone walls combine rubble masonry with dressed stone, and the roof is clad with local tiles, enhanced by a triple cornice of shortened tiles. The thick, well-insulated walls have large windows with straight, basket or round arched openings, including picture windows that let in plenty of light all year round. The building consists of a spacious “longère” (elongated farmhouse) with a wing at right angles. The simple layout is designed for easy circulation between the various areas of the house, with a master bedroom on the ground floor and a lower garden level accessed either via an internal staircase or independently from outdoors.
The villa
The ground floor
The entrance to the building leads into a small hall that forms a square turret adorned with a sundial on the outside and a hanging chandelier inside. This serves the sitting rooms on the left, a dining room across from the entrance door and a spacious kitchen on the right, which can be closed off by a large solid wood sliding door. The reception area comprises three rooms in a row; one of the two living rooms opens onto a raised terrace with panoramic views over the hills, woods and the Caussols plateau with its lookout point, and the other onto a level terrace that extends out into the garden. The floors are laid with quarry or well-crafted tiles. The fully fitted kitchen is also adjoined by a small covered terrace and a partially separate area, which is cosy and very bright and has a large window opening onto the garden.
A corridor with Romanesque-style openings creating a monastic atmosphere leads from the entrance hallway to the master bedroom. First, it provides access to a staircase to the lower level, before crossing a small hallway that leads on one side to a large bathroom and on the other to a closet preceding the bedroom. The bedroom enjoys direct access to a semi-private, shaded terrace. All these rooms, which are separate from the main part of the floor, have exposed ceiling beams and hardwood flooring.
The garden-level floor
The lower level of the villa is accessed either via an internal staircase with walls and ceiling rendered or painted in terracotta tones, or directly from outdoors. It comprises two bedrooms sharing a bathroom, a laundry room and a tiled sauna. At the far end, there is a small flat comprising a living room, a shower room and a bedroom. An independent entrance could be created. The flooring is of rectangular quarry or terracotta tiles of varying formats.
Accessed only from the outside, an extension to the flat contains a large room currently used as a shed or horse stall, which could be converted to suit the needs of the future owners. On the other side, there is a garage for one car, a pantry and a wine cellar.
The grounds
The extensive grounds surrounding the villa are divided into three areas which, although interconnected, are distinct in terms of their layout and use.
Situated on the edge of the building, the hexagonal forecourt that precedes the entrance is marked by a fountain and a number of small paths in the form of a star: one leading to the entrance turret, the other, on the opposite side, to an ornamental area where three cypress trees surround a metal sculpture. One of these paths stretches towards the main gate; another, opposite, leads to the garden and swimming pool, running alongside the building and a row of olive trees, taking you through a series of arches adorned with climbing roses. The tiled swimming pool measures approximately 12x5m and is fairly deep.
Beyond this area, there is a vast, flat expanse of lawn bordered by flowerbeds, leading at the far end of the property to a small pond full of fish next to a small summer terrace, shaded and hidden by trees. Towards the north, another slightly sloping lawn runs alongside the bottom of the building on one side and the woodland on the other. This leads to the orchard, with some twenty fruit trees and a small wooden tool shed.
Finally, at the bottom of the plot of land, a wooded area marks the edge of the property.
Our opinion
30 minutes from Cannes and 40 minutes from Nice, this property features a vast usable floor area with wonderful reception rooms revealing the surrounding countryside. Built twenty years ago with quality materials and offering spacious rooms, the property also boasts state-of-the-art home automation technology. The surrounding grounds, with their lush vegetation and fertile land benefiting from a very favourable climate, offer total peace and quiet, with gardens, orchards and woods promising a simple lifestyle, bathed in nature. The extensive verdant space could also be used for horticultural purposes or for growing succulents, which are very common in the area. This is an area brimming with resources and attractions.
