along the border of the Vaucluse department and the Drôme Provençale region
Location
Located in the PACA region, in the north-eastern part of the Vaucluse department, at more than 700 metres of altitude, the property is situated within the village of Aurel, which borders the “Vallis Clausa” plateau to the west and overlooks the Nesque valley. The village is located to the east of Mount Ventoux and to the northeast of the mountains in the Vaucluse. Built on a limestone plateau along the edge of the Albion plateau, it is surrounded by boulders, forests and lavender fields. Omnipresent in the area, the latter flowers as of early July to the greatest pleasure of residents, hikers, cyclists and tourists. In addition, the region is largely known for its extraordinary terrain, with exceptional flora and fauna.
The A51 (which connects Aix-en-Provence to Gap) and A7 motorways (which links Lyon to Marseille) can be reached in 1 hour and 1 hour and 20 minutes, respectively. The high-speed rail train station in Avignon is 1.5 hours away from the property, while the Marseille international airport is 1 hour and 40 minutes away.
Description
A peaked tile roof is interrupted by a roof patio to the east, while the building's façades are made out of pointed and exposed irregular stones from the Luberon’s quarries. Occupying a surface area of approximately 208 m², the dwelling includes living spaces and three bedrooms.
A few metres to the south, connected to the first house via a stone patio, the second farmhouse, rectangular and facing east, with approximately 207 m², has two storeys. With façades and a roof similar to the first farmhouse, it contains six bedrooms and a living area.
Built up against the flank of the hill, the terraced patios overlook the valley to the east and a lush forest. In the southern part of the property, a lookout point, located next to farmland, makes it possible to take advantage of the property’s peace and quiet.
The Main Dwelling
The street-level floor
The front door is located on the north side of the building and opens onto a foyer of approximately 17 m², which leads to a bathroom with a lavatory, a first bedroom and a kitchen located to the east, with wood and marble furnishings, and opening onto a stone patio to the south overlooking the valley. Continuing on from the kitchen, a dining room is also accessible from the foyer. Here, a glass panel was cleverly installed in the ceiling, which separates the latter from the living room above. An old stone and brick fireplace in the middle of the house and floor heating covered with travertine pleasantly diffuses heat on cold days.
The garden-level floor
A straight travertine staircase makes it possible to access a vast living room-dining room. A sliding glass door on its eastern wall opens onto a stone roof patio, bordered by an understated wrought-iron guardrail, which overlooks the valley. Accessible via the living room, a bedroom benefits from the same panorama. Adjacent to the dining room to the west, a covered outside stone eating area with exposed beams makes it possible to eat lunch shaded from the summer heat and contemplate the sun setting over the lavender fields. Lastly, a hallway leads to the second bedroom on the floor, a lavatory and a bathroom. Exposed pine beams painted in off-white or left natural, as well as skylights, adorn the living spaces, while the pointed stone walls match perfectly with the travertine floors.
The basement
Accessible from the outside on the east side of the building, a shed and its furnace room provide significant storage space.
The Outbuilding
The ground floor
The three bedrooms, which make up this level, are accessible to the east from the stone patio and each have a lavatory and shower room. In the northern part of the building, a room with a white-painted ceiling with jack arches provides access to a living room located upstairs. The floors are tiled on both this level and the upper one.
The upstairs
Accessible from two staircases, the level is mainly occupied by a living room, of approximately 70 m², topped with a high ceiling with exposed painted beams. The skylights and windows, which are situated from east to west, provide the room with abundant light. To the west, facing an exposed stone wall, a glass door opens onto a stone patio. The second part of the level is accessible from a staircase that divides the ground floor into two sections. It leads to a walkway providing access to two bedrooms facing east, each with their own shower room and independent lavatory.
The Grounds and Fields
Forming a remarkably green environment of a little more than 17 hectares, they are grassy and landscaped near the buildings, and composed of lavender fields and rolling thickets further on. The forest is made up of a mix of trees endemic to the region such as black pines, white and green oaks or beech trees.
Our opinion
A magical place, within a verdant natural landscape, ideal for observing nature, and where it is not uncommon to hear the cry of eagles or the bellowing of stags. This luminous house, dominated everywhere by stone, and accompanied by an inhabitable outbuilding of the same size, is ideally laid out to take advantage of both its interior and exterior.
The property would be perfect for occupants in search of peace and quiet, while still located reasonably close to the largest cities in south-eastern France. The outbuilding's many bedrooms and living room are perfect for organising events or opening a holiday cottage, just a few of the possibilities available to the property’s future occupants.
