In the Moyen-Var, a wine-growing region particularly famous for its rosé wine, near the medieval abbey of Le Thoronet and 1 km from Entrecasteaux, an authentic Provence village renowned for its medieval castle and its chamber music festival.
1h15 from Marseille Provence airport and 1h05 from Toulon-Hyères airport, 30 minutes from Les Arcs-Draguignan TGV station and the A8 motorway, 1 hour from Toulon and Saint-Tropez, 50 minutes from the Fréjus seafront. The lively village of Lorgues, with its Michelin-starred restaurant, is 20 minutes away, and Draguignan, the administrative centre of the Var department, a 30-minute drive.
Description
Past the impressive wrought iron gate, there is access to a car park for around ten vehicles at the rear of the property, hidden away from the house. There is a garage on the car park and another one outside the premises, just in front of the entrance gate.
The property comprises roughly 1 ha of terraced grounds. Mostly situated on the south side and above the valley, the grounds cannot be seen from the entrance and are only revealed at the foot of the house with its typical Provence colours.
A solid, long covered terrace, which runs along the ground floor of the country house, provides optimum sunshine whatever the season. Below, a swimming pool has been installed on the highest level of the terraced garden.
The building, mainly of three levels, is well balanced thanks to its great length, stretching from east to west. Each level has four arched openings, with French windows on the ground floor, small-paned windows on the upper floors, and semi-louvered shutters. The eastern end is topped by an additional storey, enhancing the impressive overall appearance of the building. Two balconies on the front elevation offer wonderful views from the first floor. Finally, a 2016 ground-floor extension, which houses a kitchen featuring large windows and doors, protrudes from the front of the 1930s building.
The facades are rendered in pink ochre, and the shutters are painted light blue. The monk-and-nun tile gable roof is emphasised by a two-row Provençal frieze.
The “Bastide” country house
The ground floor
The main entrance opens onto the covered terrace and serves all the rooms on the ground level. The sitting room, with its solid exposed beams, has a large wooden fireplace and three French windows opening on to the terrace. Continuing through from the living room is a ground-floor bedroom with en-suite bathroom and lavatory. An air-conditioned, fully equipped kitchen with a central island has been fitted in the 2016 extension: it is spacious and bright thanks to the all-round windows with wrought iron workshop-style frames.
The floors are mainly of traditional terracotta tiles; the kitchen has waxed concrete flooring. A staircase with wooden nosing and wrought-iron balustrade leads from the entrance to the different floors.
There are also a boiler room, separate lavatories, a laundry room and a corridor on this level.
The first floor
The second level comprises four bedrooms with three shower rooms, a bathroom and a private lavatory for each. A large corridor runs between the bedrooms, with a separate entrance from outside at the back, providing another access to the first floor. Three bedrooms open onto two wide, deep balconies facing east and south. Almost the entire floor is currently dedicated to a hotel business. Massive oak doors and terracotta floor tiles emphasise the building's period cachet.
The second floor
The third level comprises four bedrooms sharing a shower room with toilet and a bathroom. Other lavatories can be accessed via the corridor that connects the various rooms. All the bedrooms have south-facing windows and enjoy plenty of natural light. On this level, the flooring is of terracotta tiles.
The third floor
The fourth level only covers the east end of the building. It houses a room with a south-facing window, used as a games room or dormitory, which could easily be converted into an additional bedroom if required.
The grounds
Below, at the level of the first terraced area, a large, protected swimming pool measuring around 14 m x 5 m is bordered by wooden decking and metal guardrails. It provides an ideal vantage point from where to appreciate the architecture of the residence.
The grounds, mainly planted with Mediterranean species such as olive trees, hackberry trees, cacti and other succulents, feature various landscaped areas with different aspects.
Our opinion
An authentic countryside feel with a beautiful uninterrupted view. A peaceful spot, far from the hustle and bustle of the coast. For anyone seeking rest and relaxation, this property offers a refuge, as well as a base from which to explore a multitude of sites in a very attractive region. The layout of the building provides for easy management of four B&B guest rooms, while preserving the balance of life in the private areas. Some refreshing of the decor, following the example of the recent extension, would enhance the interiors by creating a happy contrast with the older, typical Provence features of the almost century-old “Bastide”.
