Bestowed with the “French town of art and history” title, the city of Bergerac in the the Dordogne department, part of the Nouvelle-Aquitaine region, is the home of Cyrano as well as famous wineries, Monbazillac being the most well known. It also contains varied and beautiful landscapes, small picturesque streets and half-timbered houses along the Dordogne River, a Unesco World Biosphere Reserve, while the rolling countryside surrounding the property is mostly wooded and traversed by a number of waterways. The A89 motorway connecting Bordeaux to Lyon is 17 kilometres away, Périgueux is 40 kilometres away and Agen is 90 kilometres away, while Bordeaux can be reached in 1 hour and 15 minutes by train. Lastly, the Bergerac airport provides daily flights to the United Kingdom, Brussels and Rotterdam, while the beaches of the Atlantic coast are only two hours away by train or car.
Description
From its very entrance, the house’s striking architecture conveys its originality: a solid oak medieval-style door, decorated with motifs typical from that period, opens onto an entrance hall covered in natural stone tiles.
The Fortified House
With a floor area of 327 m², it was restored by journeymen craftsmen who were able to preserve its architectural character, such as its roof, the size of its rooms with a floor-to-ceiling height of 4 metres, its rammed earth and local terracotta tile floors, mullioned windows, four monumental working fireplaces, stained glass windows and massive doors.
The ground floor
On the ground floor, the completely fitted out and brightly lit kitchen provides an unobstructed view of the orchard and the nearby forest where delicious porcini mushrooms grow. It also has a solid door providing direct access to a vast uncovered patio, facing southwest, ideal for taking advantage of sunny evenings. In addition, the dining room, with mullioned windows facing east and west, has a colossal working fireplace and a traditional terracotta tile floor.
The immense living room, bathed in light, which also includes a canopy bed and a second massive fireplace, stands out thanks to its rammed earth floor with floral motifs, creating a warm and relaxing atmosphere. Lastly, this floor also includes a shower room with a walk-in shower, which looks out onto the organic vegetable garden – operating without the use of any chemical input.
The upstairs
The upstairs floor includes two large bedrooms, each with an enormous working fireplace and square terracotta tile floors typical of the Middle Ages, as well as an office and a shower room. Stained glass windows placed here and there provide soft light for the second bedroom.
The garage
A genuine asset, this storeroom of 77 m² with a laundry room, cellar, workshop and a garage, could easily become an additional dwelling.
The Annexe
An adjacent annexe, easily convertible into a guesthouse, includes a laundry room, an underground wine cellar, a storeroom, a large workshop and a garage with room for two vehicles. In addition, a covered solid oak patio facing northeast makes it possible to enjoy the beautiful surrounding environment in any season.
The Grounds

Without any disturbances and sheltered from view, the grounds also include an area reserved for relaxation with a patio, swimming pool and pool house.
Our opinion
A genuine piece of history, protected from all disturbances and with no renovations required, this property will allow its future occupants to appreciate the peace and quiet of a beautiful landscape with all essential commodities only a few kilometres away. Without a doubt, this fortified house, typical of the Purple Périgord region, provides an excellent living environment and, given the proximity of schools, would be perfect for a family. In addition, it also represents a real opportunity for creating tourism-based accommodations in order to welcome tourists from the world over, who come to the Périgord region to appreciate its quality of life and gastronomy. People love this area so much, that it is not unusual for the British to fly over for just a couple of hours to share a meal between friends in the vicinity of Bergerac, before returning home that very evening or the next day.
