Location

On the edge of Champagne, at the gateway to Burgundy and on the edge of the Île-de-France, the Sens region is an area where fields, woods and hills alternate in a rural landscape of great diversity, traversed by the river Yonne. Less than 5 km from Ponts-sur-Yonne, which has all the day-to-day shops, services and facilities, the property is situated in a village of approx. 600 inhabitants with a grocery shop / bar.
Sens is 10 km away and Fontainebleau 35 km, two towns with a renowned historical heritage. It takes 1 hour 30 minutes to drive to Paris via the A5 or A6 motorways, and the train connects to Paris-Bercy in 1 hour.

Description

A large wooden gate provides access from the street to the courtyard. Planted with trees and flowerbeds, this courtyard is bordered by the farmhouse, the various outbuildings and a perimeter wall. A second automated gate leads via a gravel driveway to the garden, which surrounds the main building on two sides.
The rectangular farmhouse has a tiled hip roof; its facades are rendered and enhanced with corner quoins and brick window surrounds. The former carriage entrance has been fitted with a large glass opening. Set back from the farmhouse at right angles, the first outbuilding is topped by a tiled gable roof. Its rendered facades, like those of the farmhouse, are punctuated by brick window surrounds and corner quoins.
Other outbuildings are dotted all around the courtyard.

The farmhouse

A paved path leads from the courtyard to the terrace running alongside the building. The south-facing rendered stone elevation features a large number of openings with small-paned casement windows and French windows. A wrought iron conservatory with a gable roof forms the entrance to the residence.


The ground floor
The entrance hall serves a large, light-filled room with a cabochon floor, currently used as a study, a bedroom with a marble fireplace and en-suite bathroom, a fitted kitchen and lavatory. Further on follow a hallway housing a staircase and a large living room heated by a pellet stove, with a quarry tile floor and exposed beams. The large window offers views of the courtyard and garden. The floors in the other rooms are laid with original cement tiles.
The upstairs
The staircase leads to a landing that serves a large room with exposed timbers, two adjoining bedrooms, a bathroom awaiting renovation, a bedroom overlooking the courtyard and a storage room lit by a roof window. The floors are of straight strip hardwood.

The outbuildings

They all face east, open onto the courtyard and follow the same architectural style as the main building. A comprehensive renovation is needed.
On the ground floor of the first outbuilding, there are three rooms overlooking the courtyard. Open stairs lead up to a platform covering the entire area. It offers additional living space of potentially 130 m².
The other outbuildings are much smaller and serve as storerooms. One or two cars can be parked under the porch.

The cellar

The basement is accessed via stone stairs from the garden.

The grounds

Extending over roughly 0.3 hectares, the garden frames the farmhouse to the north and east. The grounds include a variety of areas: orchard, vegetable patch, flowerbeds and lawns. Sheltered by vegetation or neighbouring buildings, the space is protected from noise and prying eyes. The property is accessed by car via a separate, automated gate. The grounds include a storage shed.

Our opinion

A warm and welcoming property, arranged around its tree-lined courtyard, in a peaceful, secluded setting. The old farmhouse has retained its original atmosphere and is now enhanced with all the comforts of a modern dwelling. The transformation has taken place in such a way that it is difficult to see the place as anything other than a welcoming family home, with a large garden in the heart of the village that will appeal to anyone longing for a return to the countryside. Moreover, there are still many opportunities to be found here, such as potential improvements to the outbuildings. And with Paris so close by, this is the perfect setting for new activities and an exciting future.
