Location

In the centre of a village with 700 inhabitants situated in the heart of the Hérault region, between the towns of Montpellier and Béziers, halfway between the Mediterranean beaches and the first foothills of the Massif Central. This striking village boasts a historic centre, a castle and a church with vineyards in the backdrop, all of which deserve to be preserved and enriched, just a stone's throw from the former fiefdom of Pézenas, a city of art and history.
Famous for shellfish farming with the town of Sète in the background, the Thau lagoon where the Canal du Midi ends is less than 30 minutes from the village.
3 minutes from Béziers airport and less than 1 hour from Montpellier airport, the village is close to several TGV high-speed train stations located between Montpellier and Béziers as well as the A75 and A9 motorways.

Description

Located in the heart of the village and adjoined by a venerable fig tree on the terrace enclosed by period railings, the dwelling has been completely restored since its construction in the 19th century.
The residence spans three levels, all featuring numerous windows and glass doors with wooden frames. Adorned with Greek friezes, the sober ironwork guard-rails and balconies strictly follow the main lines of the classical-style facade. The natural stone cornices add a distinctive finish to the house and are a fine substitute for a classical Provençal frieze. The roofs are clad with terracotta monk-and-nun tiles. The entrance from the cobbled alleyway is through an old doorway, partly glazed and framed by stone pilasters crowned by Ionic capitals. The capitals are topped by a dentilled cornice which supports a corbelled balcony on the first floor.
The edifice is flanked by an adjacent building in need of renovation, which can be accessed via an alleyway. Behind a large wooden gate, this space with a mezzanine can be used for storage and vehicle parking.

The residence

The house was entirely renovated between 2002 and 2004, combining the use of traditional materials with a sense of contemporary comfort. The floors are laid with terracotta tiles in various sizes, the walls combine exposed stone and lime plaster with dressed stone window surrounds. The wooden beams are exposed on the ground and second floors and plastered on the first floor. Lastly, the walls and ceilings on the ground floor and first floor were partially repainted with lime. All the windows and doors are double-glazed with wooden frames, apart from the glass roof and the large sliding metal doors in the swimming pool/recreation area on the top floor. The shutters have been restored in traditional style, with the original espagnolette locks attached. The entire house benefits from oil-fired central heating; the heat is distributed via old cast iron radiators that have valiantly returned to service after restoration.


The ground floor
Behind the wooden front door, the main entrance testifies to the quality of the renovation work carried out in the house. With two double doors on either side, the entrance hall cleverly serves the house. The floor has retained its original terracotta tiles with a central section of large travertine slabs leading to the staircase.
The doors on the right open onto a large room with a terracotta floor, once the main living room, with a large Languedoc stone fireplace used for cooking and heating, and which now serves as a kitchen and dining room. Opposite the hearth, an equipped kitchen has been installed, from where a door opens into a scullery. A few steps lead from there down to the basement. The old stone sink has kept its original place under a window. Combined with other period elements, it lends the room the charm of bygone days. In the centre of the kitchen and framed by the terracotta floor, a secured glass hatch gives a glimpse of the bottles of wine stored in the cellar, while providing the basement with natural light. Finally, at the back of the room, a washroom with a whirlpool bath has been installed under a mezzanine.
Several openings illuminate this space from three sides. One of the French windows leads to the enclosed terrace where the branches of an old fig tree are the perfect companion for a summer siesta.
To the left of the entrance, accessed through two double doors, is a generously sized living room that lends itself to various uses. A marble fireplace topped by a Neo-Directory style plaster overmantel adorns the room. Here too, a corner of the room features an antique stone sink that is still in use. Completing this level, a lavatory has judiciously and discreetly found its place under the stone staircase of the entrance. Finally, a door in this space provides access to the alleyway at the back.
The first floor
An original flight of stone stairs with a sober wrought iron banister leads up to a landing with large travertine slab flooring and to a vast corridor lit on either side by two windows. The residence has retained its original doors and terracotta floor tiles in all the rooms on this level. To the right, two rectangular double doors facing each other open onto two bedrooms, each with its own fireplace. The larger of the two bedrooms has an en-suite bathroom with shower and toilet. The second bedroom's shower room and toilet are located off the corridor next to the laundry room.
Opposite the staircase is a bathroom with shower and toilet for the two large bedrooms to the left of the landing. Each has a fireplace, built-in cupboards and the bedroom facing the street also has a washbasin. All the French windows on the main façade have guardrails, the rooms on the opposite side are illuminated by smaller windows.
The second floor
On this level, the staircase directly leads to a large relaxation area where a swimming pool with whirlpool has been installed. Initially covered in enamel, it has recently been protected with a liner in order to make it perfectly watertight. With a maximum width of approximately 4.5 m wide and a maximum length of approximately 5 m long, and depths ranging from 65 cm to about 1.3 m, it has a new counter-current system, which makes it possible to enjoy hours of swimming.
A skylight floods the room with light, complemented by several windows and glass doors that can be fully opened, allowing air to circulate in the summer months. There is a kitchenette in one corner and a fireplace opposite, ready for summer barbecues. The floor is laid with terracotta tiles, just as the level below. The beamed ceiling height varies from approximately 2.7m to 4.9m, producing a cathedral effect. The roof is clad with terracotta tiles.
The second floor also includes a bedroom with a marble fireplace overlooking the alleyway to the rear. On the side of the main façade, a second, larger bedroom with study and two French windows features a washbasin and a large cupboard containing the swimming pool's technical equipment. A shower room with independent toilet is judiciously placed between these two bedrooms.
Finally, this level benefits from the luminosity of the skylights under the roof and offers a generous view over the surrounding countryside.
The basement
A few steps lead down to the basement, where a shower and a washbasin have been installed in a passageway. From here, a door opens into the boiler room with an oil-fired boiler. The wine cellar follows in a row, topped by a glass roof slab that provides natural light. It is worth noting that there is a well on this level, which is not used by the current owners.

The barn

Separated by a lane at the rear of the house, a stone outbuilding of approx. 42 m² can be used as a garage and storage area. It reaches a maximum ceiling height of almost 9 m and about 4.6 m under the mezzanine, which takes up half of its surface area.

Our opinion

Dominated by its church tower, the village with its "true Mediterranean" climate features stone houses along its narrow streets, surrounded by vineyards as far as the eye can see. One is immediately immersed in the southern atmosphere. The entire mansion was fully restored several years ago. Elegantly combining high quality materials and fittings with respect for the historical features, the soul of the residence has been successfully preserved. The swimming pool area on the top floor offers a breathtaking view over the surroundings.
An elegant house, still authentic, far from the tourist clichés and close to the popular town of Pézenas; a house which could be suitable for a family needing space, all year-round or during the holidays, as well as for a tourist activity.
