Location

On the crest of a typical Provencal village, steeped in woodlands, at the foot of the Esterel mountains, the house is set in a quiet, residential area, not far from the heart of the village. The area offers peaceful living conditions in a natural and green setting. Between Cannes, Saint-Raphaël, Fréjus and Grasse, on the border of the Alpes Maritimes and the Var, the location is ideal, close to all the tourist attractions of the region. From the road that leads to the village centre, a tarmac driveway winding along the ridge among the umbrella pines leads to a cul-de-sac giving access to the bastide (Provencal country house).
It takes 1 hour 10 minutes to drive to Saint-Tropez, 1 hour to Nice, 45 minutes to Cannes and 30 minutes to Fréjus and the motorway junction. The nearest beaches are approx. 17 km away and small shops are a 5-minute drive.

Description

A gate opens onto a driveway which leads to the house; the park is situated slightly below. Palm trees, pines and olive trees adorn this relatively flat terrain extending over 4,200 m². It includes a wooden shed which can be used as garage, a pond, a petanque court and a swimming pool. Various terraces, facing south, east and west, surround the residence and connect to the outdoors.
The house, built in 1987 with high quality materials, offers a substantial surface area exceeding 280 m². This is a traditional style bastide of limestone rubble masonry, warm and without frills, in keeping with the local architecture.
It consists of two main aligned sections, each spanning two levels. The first one, bordered by a large terrace to the south, is located on the lower part of the property. The second, erected on the upper part of the site, is taller than the first. The residence comprises several volumes, square or rectangular in plan, topped by one, two or four-sided monk-and-nun tile roofs, enhanced by Genoise friezes. A large number of mostly arched, sometimes straight, large-paned windows and glass doors are fitted with white-painted shutters. The frames of the openings are of exposed stone, as are the walls.

The bastide

Today, the bastide is divided into a private part, occupied by the current owners, in the first section of the building, and a rental part, comprising a gîte and guest rooms, in the second section. The different dressed stone facades present heights, shapes and openings of various sizes, asymmetrical and yet harmonious. The rear facade to the west, not far from the swimming pool, has three arched windows on the first floor and a patio door on the garden level. The main entrance to the private part of the residence projects out to the front and features a large picture window.
The eastern facade features sliding glass doors in the conservatory, a slightly arched window, and other openings with a large glass door in the lower part, three glass doors in the upper part and two arched windows on the first floor.


The garden level
The driveway leads from the gate to the rear of the house, where the main entrance is located, not far from the garden and the swimming pool. A few small steps lead down to a stone porch which is the entrance to the house, in its lower, private part. The entrance door opens onto a hall followed by an imposing living room with cathedral ceiling, which houses a large dining room and a sitting room. The latter is heated by a fireplace with a stone and brick base, masonry hearth and mantle. A passageway at the opposite end of the living room leads to a study, a bedroom and its private bathroom with bathtub and shower, a laundry room and a toilet. The living room connects to a very spacious and bright fitted kitchen. This opens onto a conservatory to the east of the house, which provides access to the garden and a large terrace on the south side with a wisteria-covered pergola. This is the secondary entrance to the bastide. A small terrace on the upper part of the house leads to an independent studio with a kitchenette and a bedroom with shower room. A flight of stairs from this terrace leads to a duplex flat comprising a kitchen, a living room, a bedroom with shower room and separate toilet. On the garden level, there are two separate bedrooms with en-suite shower rooms, one on the east side and one on the west side. The floors on the ground floor are all laid with modern, light-coloured tiles, different in each room; the ceilings have exposed beams and joists painted in white, grey or blue, except in the kitchen where the wood has been left untouched.
The first floor
A wooden staircase leads from the sitting room to the first floor, where a mezzanine serves a bedroom with wide strip parquet flooring and exposed rough beams. A spiral wooden staircase starting in the kitchen of the duplex flat provides access to a large bedroom in the attic. This is an extensive sleeping area with high ceilings and a very spacious surface area. The imposing and exposed roof structure has been painted white to contrast with the parquet floor and give character to this bedroom under sloping ceilings.

The park

The house is surrounded by a park which has been successively planted with olive trees, fig trees and pine trees. It extends over more than 4,000 m². The various, well-developed tree species provide shade for the parklands. Jasmine, boxwood, wisteria, agaves and oleanders round off the arboreal vegetation. Finally, a koi pond, a petanque court and a 10 x 5 m swimming pool with a safety dome and stone terraces enhance these outdoor spaces.

The garage

At the back of the parklands is a wooden chalet of approx. 15 m² serving as a garage and garden shed.

Our opinion

A house that combines the pleasures of the sea with those of the peaceful countryside, appealing for its rich heritage and the wide variety of activities on offer. Not far away, the Saint-Cassien lake and several renowned golf courses provide many opportunities to enjoy the fresh air. And fifteen kilometres away, between sandy beaches and wild coastline, the sea forms a panorama of bright colours typical of the Esterel massif.
With its vast volumes and private spaces, the property can be used as a family home as well as a guest house. The many rooms benefit from the charm of the exposed beams enhancing the Provencal flair of the house, both on the first floor and on the ground floor. A well-designed, pleasant and comfortable complex where life is gentle and care-free.
