Location

The property is situated 2h30 from Paris via the A10 motorway, 40 minutes from Blois, 17 minutes from Vendôme and its TGV train station which puts Montparnasse within 40 minutes. In the centre of a village at the foot of the hillside, the residence overlooks a gently undulating landscape. Lush meadows, fields, woodlands and vineyards border the meandering Loir river.

Description

Once through the gate, the driveway lined with lime trees leads first to the caretaker's cottage, and then to the mansion, past the garages with four parking spaces. The residence was built in 1820 on a large terrace cut out of the hillside. Four troglodyte cellars line the terrace, all of which are reminiscent of the wine production of previous centuries. One of these still contains the wine press and another the bread oven. The gently sloping park stretches from the alley with lime trees down to the bottom of the slope. This is where the swimming pool and tennis court are located. The property is entirely enclosed by walls, hedges and fences, with the exception of a separate plot of woodland of just over 2,300 m² situated on the plateau above the house.

The residence

The mansion faces mainly towards the north-west. The initially rectangular building has been extended at one end by a slightly wider and taller wing. On the other side, there is a freestanding turret. In the second half of the last century, two extensions were added. One single-storey wing at the rear, and another annexe with two levels, extending the south-west gable and thereby linking the turret to the complex. The facades are mainly of tuffeau stone and the roofs are slate, except for the extensions which have roof terraces.


The ground floor
The two reception rooms and the bedroom follow on from one another and are situated in the main building. They enjoy an unobstructed view over the parklands, the village spire and the Loir valley. The sitting room opens out onto the terrace on two sides. The flooring is plain travertine or cabochon and each room has a fireplace. The bathrooms and utility rooms are located in the extensions.
The first floor
The corridor serves three bedrooms, a closet, a bathroom and a lavatory. This level also includes a second bathroom which is dedicated to one of the bedrooms and a shower room for the third bedroom. Two of the bedrooms feature a black or white marble fireplace. The parquet floors are carpeted.
The attic

The basement
Accessed via the scullery, this single room under the kitchen houses the boiler.

The caretaker's cottage

Built against the hillside, the caretaker's cottage has been left unoccupied for a number of years. With a floor area of 72 m², it has two rooms on the ground floor, each with a fireplace, as well as a bathroom and a lavatory. There are two bedrooms in the roofspace. On either side of the house is a garage, one of which has a terrace that can be accessed via one of the bedrooms.

The cellars

Originally created to extract stone and for wine production, they can be reached from the terrace of the main house. They are of varying depths and keep a fairly consistent temperature. One of the cellars houses a bread oven, another has been converted into a summer kitchen with a room for entertaining and a bar. The others are used for storage and wine cellars. The total surface area of all the cellars combined is 210 m².

Our opinion

On the slope of a hill, perched on its terrace like a belvedere, a property with unobstructed views over the Loir valley, dear to the poet Pierre de Ronsard. The elegant and bourgeois residence, with its turret and its emblematic tuffeau facade, would serve equally well as a main or secondary residence, or even for a business activity, a stone's throw from the capital. The interior needs to be refreshed but the living space is already promising. The parklands are in a perfect state of maintenance, with troglodyte caves, flowerbeds and tall trees. This is an ideal playground for children and an idyllic setting for large Sunday gatherings during the summer months.
