Location

In the Sarthe department, part of the Pays de la Loire region, Mamers is a former subprefecture with many shops and services as well as several schools, from elementary up to high school. At the gates of the Normandie-Maine Regional Natural Park and the majestic Perseigne forest, the Haute-Sarthe region is known for its significant religious heritage as well as its many outdoor activities such as hiking, mountain biking and horseback riding. Located in the middle of the city centre, the property is close to the motorway network and only 200 kilometres from Paris, while twenty kilometres away is an express regional train station that provides service to Le Mans as well as the Paris-Montparnasse station in 55 minutes.

Description

Owned by the same family for eight generations, the L-shaped building faces southeast and is enclosed by high walls. On its street side, the residence’s tall façade abuts a lower building, in which a double garage is located. The property is accessible via the street or the garage, via a paved patio, followed by a tree-filled garden of 1,000 m² while, at the back of the lot, also enclosed by walls, another entrance provides access to a street that leads to the city centre. In addition, the property also includes an outbuilding from the 16th century, which, after a necessary renovation, could potentially become an independent dwelling.
With a floor area of approximately 330 m², the house’s main section has three levels, including the attic space, while its right-angle wing facing the garden has two levels with a convertible attic space. Vaulted cellars extend underneath the entire edifice.
The property’s buildings were made out of stone with quoins, accented window/door surrounds and cornices, while their roofs are covered in local tiles or slate and their oak window frames with single-glazed windows are protected by exterior shutters.

The 19th-Century Dwelling

The entrance hall floor is covered in light-coloured stone tiles inlaid with black cabochons, while the living spaces contain mitred herringbone hardwood floors, the southeast-facing, garden-side, L-shaped wing has original terracotta-tile floors and the upstairs levels have single-plank hardwood or terracotta-tile floors. Marble fireplaces, some of which have chimneybreasts, can be found in almost all of the rooms, under moulded or exposed beam ceilings.


The ground floor
From the house’s street-side entrance, a large vestibule includes a set of double doors that give onto two living spaces as well as a door to the garden. From here, a hallway – with a winding staircase as well as double doors towards the garden – precedes a kitchen with a stone fireplace, exposed beams, an original terracotta-tile floor and a staircase that descends towards the cellar. A utility room also gives onto the garden via double doors, while a room with a fireplace provides access to the garden as well as a vestibule with a second staircase, which leads to the L-shaped wing’s upstairs floor.
The first floor
A landing leads to a suite on one side, which includes an office, followed by two spacious bedrooms, a bathroom and lavatory. On the other side, towards the garden are two adjacent bedrooms, followed by another landing, accessible via the second staircase, which leads to another bedroom and lavatory.
The second floor
Via the central winding staircase, a landing leads to a door that gives onto a large room, which provides access to three spacious bedrooms. On the other side of the landing, a door opens onto a hallway, which leads to a room and convertible attic space.

The Garage

Abutting the residence on its street side, the garage provides additional garden access. Rectangular in shape, this building has one floor under an attic space, as well as a cellar, in which the furnace is located, and is topped with a roof covered in original local tiles on its garden side and slate for its street side. Accessible via a small wooden staircase, an upstairs level, with approximately 35 m² of floor area under a sloped ceiling, includes two rooms to be converted.

Converted into a double garage with a small hallway and garden access, it also includes a staircase to the attic space, as well as an enclosed interior courtyard of approximately 5 m².

With a sloped ceiling, this is convertible into one or two rooms.

The Outbuilding at the Back of the Garden

Abutting the residence on the garden side, this structure was built in the 16th century and is in need of a full renovation. However, its single-sided roof has been partially refurbished. With two rooms on the ground floor and one room upstairs, this building opens onto an interior courtyard facing southwest, making it independent from the main dwelling.

Our opinion

Behind its high stone walls, in a small peaceful town in the Sarthe department, this vast 19th-century city residence exudes both authenticity and elegance. Although its general structure is in decent condition, some refurbishments are required in order to bring the building, unoccupied for more than 10 years, up to the standards of modern comfort. However, its available floor area and the layout of its different spaces, with several possible entrances, make it possible to imagine multiple projects here. In the shade of its large tree-filled garden, the property is also ideally located at the crossroads of western France’s major regions, only 200 kilometres from the capital.
