In the Haut-Garonne department, approximately thirty kilometres to the south of Toulouse, within the rolling countryside of Villefranche-de-Lauragais, known for its significant medieval heritage, the house is located in the midst of a bucolic landscape, alternating between grain-growing fields, gentle hills and protected woodland. With shops and services accessible in only four minutes by car, the motorway, 10 kilometres away, provides access to Mediterranean beaches in 1 hour and 20 minutes, while the Toulouse-Blagnac international airport is only 40 minutes away.

Description

Inspired by the Languedoc architectural tradition, the farmhouse was designed with light-colour plaster walls cadenced with wooden pillars, which support the porch roof that shades the patio extending along its entire south-western wall. With an inhabitable floor area of approximately 180 m², the two-storey house includes living areas, six bedrooms, two of which are on the ground floor, as well as three shower rooms.
Spanning the entire width of the house, the living area, with its exposed beam ceiling, includes the living room, the centrepiece of which is a red brick fireplace with a solid wooden lintel, as well as a dining room bathed in abundant sunlight by three glass doors providing direct access to the garden. Continuing on from here, a half-open kitchen, separated by an atelier window, stands adjacent to a utility room, which is also used as a laundry room, while an additional room, with its own separate access from the outside, provides the possibility to exercise a professional activity here without disturbing the privacy of the household.
As for the garden, with a surface area of approximately 3,200 m² and planted with trees and flowers, it blends in harmoniously with the surrounding countryside, while, out of sight from the main dwelling, an outbuilding of approximately 40 m² provides a complete living space, perfect for hosting friends, seasonal guests and even renters. In addition, a phyto-purification sanitation system using sand, stones and reeds was recently installed, which is not only ecologically responsible, but is also an additional testament to the quality of life that reigns throughout these premises. Lastly, a swimming pool, an enclosed garage as well as a summer kitchen abutting the 80-m² patio and overlooking the orchard, round out the property’s considerable amenities.

The Main Dwelling

Immersed within a gentle, rolling landscape, sheltered from the main arteries, but still close to everything, the property, with its terracotta colours, shaded porch as well as its wooden shutters, recall the agricultural buildings of the Lauragais region. Located under a porch awning, the front door opens directly onto a foyer, which provides fluid circulation between the house’s different rooms. To the right of the foyer, an immense dual-aspect living area, which includes the living room, dining room and a semi-open kitchen, is organised around a large open-hearth fireplace and bathed in sunlight by multiple windows and glass doors that look out onto the garden and provide direct access to the patio spanning the back of the house.
As for the functional, sunny kitchen, thanks to its many windows, it communicates with an adjacent utility room, while an interior door connects this space to an additional room that could be used as a study or an office for a professional activity.
In addition, the ground floor also contains two immense bedrooms, each with their own private shower room, while a garage, which combines convenience with practicality, and also acts as a natural insulator, rounds out the rooms on this floor.
The upstairs
At the top of the staircase a central, airy landing provides access to four additional bedrooms with wide windows, the latter of which provide views of the surrounding countryside, while exposed ceiling beams, painted white, provide additional natural clarity for these spaces. Lastly, a bathroom can also be found on this level, as well as storage spaces under the eaves.

The Guest Cottage

Camouflaged by abundant vegetation, with a floor area of approximately 40 m² and entirely converted, it includes a fitted kitchen, a living room, a bedroom and a bathroom. With its own shaded patio providing direct access to the garden, it is sheltered from sight, completely independent and perfectly suited for friends and family, an elder child, visitors or even a rental project.

Our opinion

Surrounded by a verdant garden planted with fruit trees and flowering shrubs, the house creates a cosy and, yet, functional living environment. With a well-designed interior layout, intended to facilitate harmonious circulation, each room, perfectly situated, is bathed in abundant light, while its many bedrooms and immense living areas provide plenty of opportunities to host friends and family. As for its open fireplace, swimming pool and large patio overlooking the countryside, they are an invitation for convivial summer days, cosy winter nights and a tranquil everyday life, facilitated by the nearby shops, schools and well-established public school transportation network. In addition, the separate cottage, sheltered from view and entirely converted with modern amenities, makes it possible to imagine a variety of different hospitality-based projects, while the proximity of Toulouse strikes a natural equilibrium between a peaceful country life and convenient urban amenities, without ever compromising one for the other.
