Location
Ideally situated between Narbonne, Perpignan and Carcassonne, the estate lies just 25 minutes from the Sigean interchange and 5km from Durban. On the edge of a village, it is close to the Cathar castles, Fontfroide Abbey and Lagrasse.
The village boasts a stunning natural heritage, with the "Corbières orientales" Natura 2000 nature protection site. First mentioned in a charter drawn up in 1390, the village's subsoil is made up of ancient and medieval mines, containing a variety of mineral resources. The old castle, just a stone's throw from the estate, still stands guard. The Mediterranean Sea is 30 km away.
Description
Most of the buildings face east-west and have monk-and-nun tile roofs topping exposed stone walls with dressed stone corner quoins. The many and varied windows are protected by green-painted wooden shutters. The grounds with their centuries-old trees, as well as an outbuilding, a dovecote, a shed and an 11m x 5m swimming pool complete this judiciously organised complex, where everyone’s privacy is assured.
There are two entrances from the street for easy ingress and egress.
In addition, an independent holiday cottage as well as a 10-hectare vineyard producing natural wines are also for sale.
The manor house
This three-storey residence faces east-west. Virtually all the floors are of pitch pine and the walls are limewashed. The wooded grounds and the swimming pool with its paved surround can be admired through a French window at the rear of the traditional dwelling.
The ground floor
The large, full-width terrazzo-floored hallway opens onto a large dining room, a bright sitting room and a kitchen. A hidden passageway under a half-turn stone staircase with wrought iron banister leads to the parkland. The kitchen leads via a pantry to the sales area.
The upstairs
On the two upper levels, four bedrooms with bathrooms can accommodate up to fourteen guests.
The small gîte
This is the former stable. The remaining fodder racks are a reminder of its original purpose. Comprising a kitchen, a sitting room and two bedrooms, the guest house has rough-hewn stone walls that keep the interior cool during the summer months. There is a small garden where you can enjoy meals in complete privacy, protected by an arbour. A whirlpool bath completes the dwelling.
The house
The current home of the owners, with a floor area of around 150m², is located uphill from the wine storehouse and the small gîte. With its own garden, the separate house comprises four bedrooms, a study and a living room. It does, however, require a few alterations to make it more functional and more pleasant to live in.

A thriving estate that combines proximity to nature and comfortable accommodations for short-stay guests. The business provides an ideal opportunity for a down-to-earth lifestyle in a typical Aude setting, where its future occupants will get to be part of a project that was initiated more than twenty-five years ago and help it continue to prosper for many years to come.
