Location
The property lies 3 km from a well-served village in the Loiret département, east of Sologne. The village offers all day-to-day amenities, including restaurants, schools and sports facilities. Sully-sur-Loire is 15 km away; Lamotte-Beuvron, 20 km. The A71, A10 and A77 motorways place Paris within two hours.
Description
Main house
With a floor area of approximately 270 m², the house rises over two levels. The ground level centres on a large living area comprising a sitting room, a dining room and a kitchen with a fireplace and wood-burning stove. Dual-aspect, it opens onto the courtyard on one side and a paved, planted terrace on the other. Beyond lie a back kitchen, a bedroom with its bathroom, and a large room suited to use as a study, library or television room. A timber staircase leads to the upper level, which holds three bedrooms and two bathrooms. Period terracotta tiles cover the ground level; parquet runs throughout the upper level. The roof, facades and window frames are all in good order.
Secondary dwelling
To the left of the main house, the annexe of nearly 200 m² offers considerable scope for expansion. One third of its floor area is currently fitted as a self-contained apartment, followed by a workshop; the remainder would readily convert to three or four additional bedrooms. The roof structure and coverings are in good condition. To the rear, a recently drilled borehole at 47 m supplies the entire property with water at adequate flow.
Storerooms outbuilding
To the right of the main house, a building of approximately 200 m² at ground level, with an exposed roof structure, stands empty and unfitted. It would serve naturally as log storage, storerooms and garaging. The roof structure and coverings have been overhauled and are in good order.
The entire courtyard and all ancillary buildings are connected to the electricity supply and have been fully rewired.
Agricultural storage building
In excellent condition, it occupies the property's entrance and offers a floor area of approximately 350 m². The floor is concrete throughout and could accommodate a substantial quantity of equipment or vehicles; the building is also fitted with a spray booth. Adjoining it, a well-maintained building of approximately 40 m² would serve as offices for any professional venture — the setting lends itself readily to a vintage vehicle restoration workshop, van or utility conversion, motorcycle workshop or café racer project, among other possibilities, or simply as rentable workspace for local craftspeople who find such premises hard to come by.
Our opinion
A longère rooted in the Sologne character, sheltered from all outside view, speaks directly to anyone drawn to quiet and open countryside. The atmosphere is peaceful and self-contained; the surrounding woodland is rich in game. The buildings sit at the centre of some 2.5 ha of pasture with open outlooks in every direction, itself ringed by coppice and high timber that preserve the estate's privacy entirely.
The property will require renovation to restore the quality it deserves. Whether as a family retreat, a country base for the Parisian hunter, or the setting for a professional venture on site, each of these fits the character of this quietly overlooked place — and any investment will repay its new owner in full.
