Location
This house is located in the centre of a village on the foothills of the Yonne Valley near the Gâtinais sector, 14 kilometres from Sens. The nearest shops for everyday essentials can be found nearby, in the neighbouring municipality of Villeneuve-sur-Yonne. The A6 and A5 motorways put Paris within less than 2 hours’ reach by car. To the east, there is the Pays d’Othe sector and its forest, while the Aube area and Troyes, its administrative hub, are approximately 1 hour away by road.
Description
The residence
It is characterised by interior fittings that date from the 1970s and 1980s. Small-paned windows and French windows have been installed in the stone surrounds of the original openings. The facades still boast their original aspect, with a combination of sandstone and period rendering. The heating is fuel-oil powered and the house is oriented east/west.
The ground floor
Once through the entrance door, there is a kitchen with French windows opening out onto the terrace and garden. It is followed by a living room comprising a dining area and, two steps lower down, a lounge area with a stone fireplace. In the northern part, there is a large bedroom, a bathroom with a shower and a bath, some storage space and a lavatory. On this level, there is wood stripped flooring throughout.
The upstairs
At the top of the white-painted, wooden staircase, a long corridor leads to two bedrooms at either end, a third bedroom spanning the entire building’s width, as well as three other bedrooms facing east onto the garden. On the western side, there are two bathrooms. In the centre of the corridor, between two of the bedrooms, there is a storeroom. On this level, there is light-coloured wood stripped flooring throughout and the corridor includes a landing used as a reading area.
The basement
This level spreads out underneath the entire surface of the building and is divided into three spaces. The first is used as a wine cellar, the second as a boiler room and the last, which is the largest, is currently used for storing firewood and equipment used for the upkeep of the property. The basement is entirely vaulted and can be reached either via a staircase from the kitchen or through an outside door.
Our opinion
This property is a timeless place, in a surrounding environment that combines exceptional heritage, nature, tourism, sport and gastronomy. The former barn transformed into a country house could be ideal for families looking for space and can be moved into immediately. The garden, which has been cultivated and maintained for years by a couple of green-fingered enthusiasts, alternates between topiaries and rose groves as well as a large lawn, and is an additional bonus, as is the presence of shops and services near the residence.
