In the Auvergne region, amidst the Haute-Loire department’s sweeping landscapes, characterised by a succession of verdant meadows, volcanic topography, plateaus, wild gorges and rivers, the Loire River, which runs parallel to the property, flows through this countryside for approximately 100 kilometres, after it surfaces in the Ardèche department, at the base of Mount Gerbier-de-Jonc.
As for the farm, it is set back from a village featuring a weekly market dedicated to local products as well as a yearly “organic” food festival, while Le Puy-en-Velay, a city renowned for its cultural events, is 30 minutes away. In addition, an airport, which provides service to Paris-Orly airport, and a high-speed rail station are 40 and 60 minutes away, respectively.
Description
The Main Dwelling
Built lengthwise, the dwelling is topped with a hipped roof and abuts the renovated former stable, while its lime-pointed local stone main façade faces west and is cadenced by several windows and doors. With a number of different patios, defined by low stone walls, the two-storey dwelling, partially constructed over a cellar and topped with an attic level, recently underwent a meticulous “high-tech” home automation renovation.
The ground floor
Once past the threshold, a foyer, separated from the rest of the dwelling via a vintage atelier-style glazed partition, provides access, on the right, to a sitting room with wide glass double doors that give on to a covered patio, located below the swimming pool.
With Burgundy stone tile floors throughout this level, in the middle of the floor, a circular piece of glass safeguards the deep stone well where farmers once drew their drinking water, and which is now used to supply the swimming pool with water as well as irrigate the garden.
As for the foyer, it also communicates with a laundry room, a shower room and a lavatory, while, extending on from here, after a few steps providing a smooth transition between this floor’s different levels, is the dwelling’s kitchen. Equipped with an AGA range cooker, the latter also abuts a living room with wide glass double doors that open on to a patio overlooking the river.
The upstairs
The hallway, illuminated by small windows, provides access to five bedrooms, a shower room and a lavatory, while one of the bedrooms comes with its own private fitted bathroom. With hardwood floors, visible wooden ceiling beams and pointed stone walls in all of the rooms, the latter provide unobstructed views of the river and the surrounding landscape.
The attic
Accessible via a staircase from the first floor, this space, insulated and bathed in light by a number of small windows, could be easily converted.
The basement
This level is located under the dwelling’s main building as well as the patio off of the living room.
The Swimming Pool
Surrounded by a wide deck bordered by low stone walls, the 10 x 4-metre chlorinated swimming pool, provides swimmers with a panoramic view of the neighbouring countryside, and is easy to maintain thanks to its automated equipment.
Our opinion
This breath-taking, one-of-a-kind property, located at the end of a lane that winds its way through the neighbouring woods, provides 180° views of the natural and rolling countryside typical of the Haute-Loire department. Immersed within its bucolic landscape and completely sheltered from view and all noise, this property is ideal for relaxation and peaceful contemplation, while the farmstead, which has been upgraded with home automation and the latest technologies, provides an extremely pleasant and easy to maintain living environment. Not only a prime address for fishing enthusiasts, this relaxing, peaceful and rejuvenating property, perched on the banks of the river, will provide a welcome change of scenery for those in search of an unspoilt and breath-taking natural setting.
