A restored family dwelling, with an outbuilding and swimming pool,
on 2.9 hectares of pastures and woods, in the south of the Lot-et-Garonne department
Nérac, LOT-ET-GARONNE aquitaine 47600 FR

Location

Located at the intersection of the Lot-et-Garonne, Gers and Landes departments, the property enjoys a prime address in the middle of the countryside near the town of Mézin, a five-minute drive away, the latter of which has preserved the charming character of a medieval village, a testament to its multi-century history.
Also within immediate proximity, the village of Sos, famous for its Roman heritage, stands out thanks to the breadth of its neighbouring churches and chateaus, while Nérac, less than 15 kilometres away and famous for having been home to the court of Henry IV, attracts many visitors thanks to its picturesque medieval quarter as well as its lively green market every Saturday morning.
In addition, Agen, with its high-speed rail station, which provides service to Paris in approximately three hours, is accessible in less than 40 kilometres, whereas the international airports in Toulouse and Bordeaux are both approximately 145 kilometres away.

Description

From the B road, the property is accessible via a grassy dirt lane, flanked on either side by immense pastures, which are punctuated by the presence of a neighbouring lot and lined with trees that highlight the estate’s natural boundaries. Near the entrance, an initial outbuilding stands vigil, marking the threshold to the property, while, further on, another building stands alongside the lane leading to the dwelling.
Built at the back of the property, the dwelling features architecture inspired by other homes in the Basque-Landes area, a style that is recognisable here thanks to its wide porch roof in front of its main façade to the east. The latter, bordered by a large patio, the space of which is defined by a low wall, represents a pleasant and covered outdoor area, while a second porch roof, smaller in size, covers a walkway in front of the dwelling’s northern exterior.
As for its understated stone exteriors, coated in plaster, they are cadenced by a variety of different shaped rectilinear windows and doors, which are placed in a seemingly random pattern around the house and safeguarded by wooden shutters painted a bright Basque red.
Topped with a long gable roof, which was restored about ten years ago as part of the renovations carried out in order to transform two small buildings into a coherent two-storey composition, the dwelling is surrounded by a wooded area as well as verdant swaths of lawn planted with trees, whereas a swimming pool and an area reserved for equestrian activities are located near the pastures.

The Gascon Dwelling

With its traditional and balanced silhouette, which showcases its position on the property, its eye-catching appearance, blending in seamlessly within its grassy terrain, is immediately noticeable, while its main façade reveals the care taken in its renovation: by transforming two buildings into one, the house’s current occupants have created a partially symmetrical dwelling with sizeable volumes, cadenced by many windows and doors.
As for its wide covered patio, facing east, it provides an outdoor area where one and all can enjoy long summer evenings, quiet mornings or al-fresco lunches surrounded by the great outdoors.

The ground floor
Accessible from a number of different entrances, which provide plenty of autonomy, a side door opens on to a small, inconspicuous entryway that gives on to an independent bedroom, guaranteeing privacy for both visitors and residents alike, as well as a living room with wood-panelled walls, which communicates with the rest of the ground floor.
Following on from the living room, a large sitting room is located in the middle of the dwelling and features a wide country fireplace with stone jambs, a wooden lintel and a brick hood, as well as glass double doors that give on to a patio. This sitting room is extended by an open kitchen, which also includes the dining room area. Functional and modern, the dining area is completely furnished with items that could be, if the new occupants so desire, added to the sale.
Towards the back, on the western side of the dwelling, are two bedrooms as well as a lavatory, whereas, a shower room is located at a right angle at the foot of the staircase leading to the upstairs floor.
Lastly, a room accessible from the outside is used as a utility room, saddle room as well as for freezer storage, while travertine marble floors and “atelier-style” interior doors can be found throughout this level.
The upstairs
An inconspicuous, winding wooden staircase provides access to the upstairs floor’s enormous landing, a multipurpose space where a comfortable reading area has been created, as has a nook with games for children.
As for the landing, it provides access to the main bedroom, immense and sunny, where a shower could easily be installed thanks to the water mains inlets planned for this very purpose, whereas next door is a bathroom, with both a bathtub and a shower, as well as an independent lavatory.
In addition, two equal-size bedrooms, with windows safeguarded by guardrails and overlooking the patio, round out the rooms on this floor, while wide-plank pine parquet floors can be found throughout this level, as can sloping ceilings with visible rafter beams, some of which are painted white.

The Outbuildings and Swimming Pool

Near the property’s entrance, an agricultural storage building, constructed out of wood, is open on two sides and provides enough space to discretely and conveniently park a tractor or several vehicles.
Extending on from here, a second building contains two spaces, each with their own separate entrance: on one side, a room of approximately 30 m² makes it possible to store bicycles and garden equipment, while, on the other side, a space of nearly 25 m² is used as a machine room and includes the swimming pool’s filtration system.
A little further on, a recent 11 x 5-metre, saltwater swimming pool is surrounded by a wooden deck, which blends in seamlessly with the property’s natural environment. Completely enclosed and safeguarded by a rolling pool cover, this area provides a relaxing environment under the safest of conditions.

The Pastures and Woods

Located on the outskirts of the Landes forest, the property enjoys a prime address. Extending over nearly three hectares, it is primarily made up of pastureland and surrounded by protected natural wooded areas, while a grassy terrain encircles the dwelling, planted with a variety of different types of trees, such as oaks, a mimosa, a lime, poplars, maples, pines, etc.
Creating a peaceful living environment, this area, ideal for relaxation and immersed in the property’s verdant natural setting, provides a number of shaded nooks where one can find a bit of respite during the hot summer months.
As for nature, omnipresent along the outskirts of the dwelling, it is an invitation to take a walk, either on foot or on horseback, and offers both residents and guests a peaceful oasis where one and all can fully enjoy the surrounding countryside.

Our opinion

Listed as one of the stops along the Way of St. James, this region is visited yearly by the many pilgrims on their way to Santiago de Compostela, while this country home, far removed from any kind of standardised and impersonal renovation, boasts an overall ambiance that recalls that of a family home, where each detail alludes to the patina of time, as well as the gentle way of life specific to the Gascony region
Enveloped within peaceful nature, but not at all isolated, the dwelling was recently transformed and successfully combines its original charms with comfort, ease of use and adaptability in terms of its occupants’ needs.
In short, this property is ideal for horseback riders, drawn to this natural environment, as well as city dwellers in need of relaxation, who have come to seek out a calm setting and recharge their batteries far from the urban hubbub.
