This property is located around 1 hour from Lyon and its high-speed TGV train station, in the Loire area, in the Auvergne-Rhône-Alpes region. Saint-Exupéry airport is also 1 hour away by car, via the A46 and A43 motorways. Essential everyday services and shops can be found nearby.

Description

At the end of a quiet road, the property’s entrance gate opens onto two drives: one of them leads to the 18th-century style large house and its adjoining lodge, while the other leads to the villa, which is an old building with a renovated interior. The two edifices stand on each side of a cypress tree-lined driveway and each have gardens in which a swimming pool could be installed. Further away, a large, partially glazed workshop overlooks the terraced grounds. The property is for sale in its entirety but can also be divided and sold separately, one lot including the large house and lodge plus around 3,500 m² of land for a price of € 1,383,000, and the other including the villa, workshop and approximately 3,000 m² of land, at a price of € 840,000.

The large house

This recently built, two-storey edifice with surfaces of around 150 m² on each level and 98 m² in the basement, is topped by a roof underlined by genoise corbels. It is inspired by 18th-century Provence farmhouses, with the rounded French windows and occuli providing an extra southern French nuance. The roof is free of any ungraceful guttering thanks to a clever architectural feature: the last but one row of synclinal tiles has not been installed, enabling run-off of rainwater to flow directly into a network of gutters inside the building.


The ground floor
Once through the entrance door, there is a large hall running through the building paved with octagonal light-coloured stone tiles with black taco tiling. It leads to a 70-m² lounge, a 25-m² dining room, an office a kitchen and a lavatory. To the right, there is a curved staircase with a harmonious profile.

The upstairs
The hall running through the building forms a cross shape with a crosswise gallery, which leads to three bedrooms with surfaces ranging from 14 m² to 28 m², a utility room equipped with a laundry chute descending to the basement, two bathrooms and two lavatories. A further room remains but has yet to be given a purpose and could become a bathroom, a bedroom, an office or a fitness room. The necessary connections for water pipes have already been installed. There are far-ranging views from this level of the Forez plain.
The basement
This level can be reached from the kitchen and has a surface of approximately 100 m². It includes a large utility room with the recipient of the laundry chute and also plays host to the Frisquet brand gas-powered boiler. A cellar with flooring divided into a part made of terracotta tiles and another of gravel, plus a staircase leading to the garden, completes this level.

The villa

The lodge

Upstairs, there is a 40-m² furnished studio apartment equipped with a modern fitted kitchen set along one of the walls. It is currently rented out and boasts a 4-star rating.

The workshop

It has a surface of around 90 m² and is bathed in light through the large, sliding picture windows It could easily be transformed into a reception or exhibition room.

The grounds

The walled gardens punctuated by a row of cypress trees are dotted with plane trees as well as hundred-year-old oaks and are decorated with boxwood hedges plus shrubs. Plenty of lavender and the large terraces bestow a southern French ambiance on the place.

Our opinion

This estate away from the rest of the world seems to have been plucked straight out of 18th-century Tuscany, with its unique buildings, arched French windows and genoise corbels beneath the tiled roofs. The clue is in the name of the property: “On dirait le sud” (it’s like the south” in English). From the main residence and the villa, which are the two main buildings that make up the property, the view looks out over the parkland and beyond, where lush nature is predominant. The volumes of the main residence’s reception rooms are ideal for family festivities, amongst other things, at the leisure of the future occupants. The property’s strategic location, boasting quick access to several municipalities in the Loire area, is a further advantage for anyone who wants to mix their pleasures and get the best of everything.
