Location

The property lies 90 kilometres south of Paris in a charming village in the north of France’s Loiret department in the country’s Gâtinais natural region, where farming still endures today. It is only 30 minutes from Fontainebleau forest. The village, which has 400 inhabitants, was fortified in the Middle Ages. It has kept its 12th-century church with its Romanesque doorway. You can find shops and amenities in the nearby towns of Pithiviers, Nemours et Montargis, which form a triangle. The regional train stations in the towns of Le Malesherbois (RER D) and Saint-Pierre-lès-Nemours (Transilien Line R) are 20 minutes away.

Description

The house was built in 1850. It bears witness to an ancestral tradition in agriculture, based on winegrowing and saffron. In the village, several dwellings with monumental doors evoke life from yesteryear, before the rise of large-scale cultivation of cereal and fodder. You enter the house from a small square set back from the main street, via a covered carriage entrance or a door that leads straight inside the dwelling. The covered carriage entrance forms a link between the house and two outbuildings, which together form an L shape on a 600m² plot. A small terrace, a walled garden and a well in perfect condition complete the property. The facade is made of rubble stone with lime pointing. It features semicircular-arched wooden window frames, set behind decorative stone columns crowned with capitals. The house offers a 180m² floor area. It has a ground floor and a first floor, as well as a loft space. It forms an L shape in one of the corners of the plot. An extension, lower in height, houses a kitchen. The interior has been renovated masterfully in recent years to offer modern comfort, with home automation for the heating and alarm system, yet with historical features preserved, including exposed stonework and beams, a stone fireplace and cast-iron radiators.

The former winegrower’s house


You step into an entrance hall with a radial layout that connects to a lounge, a guest lavatory, a shower room with a boiler, and a dining room separated from the kitchen by a glazed wall. The kitchen has been entirely renovated. It looks out at the garden through a series of semicircular-arched windows. At one end, a door leads out onto a terrace on the garden side. This terrace is ideal for making the most of sunny weather. A staircase takes you down to a cellar divided into several sections, including a vast vaulted section. The lounge has exposed ceiling beams. It looks out at the garden through large sliding picture windows. The room features a stone fireplace in the middle. A reading corner separates it from a staircase that leads up to the first floor. At the top of the stairs, a landing connects to four bedrooms. On one side, the first bedroom, a dual-aspect room that could serve as an office, leads to a second bedroom with a sloping attic ceiling and which lies above the kitchen. On the other side, there is a bathroom with a bathtub, a shower and a lavatory. It adjoins a third bedroom. Lastly, at the end of the corridor, there is a fourth bedroom, the largest one. With its entire floor area available beneath the roof slopes, this bedroom is the biggest one: the master bedroom. A stepped furniture unit leads up from it to a storage space beneath the roof and to an insulated attic.

The first outbuilding


On the other side of the covered carriage entrance, there is a small building. A Virginia creeper grows up it. Inside, there is a vast open space in which a pellet silo has replaced a former heating oil tank. A closed room has been turned into a summer kitchen. Upstairs, there is a large loft space that looks outside. Stairs lead down to a vaulted cellar beneath the building.

The second outbuilding


The second outbuilding is used as a workshop. Upstairs, there is a loft that you reach via a ladder.

The garden


The walled garden is a flat outdoor space that is easy to maintain. It is dotted with a few trees, including young stone pines and an olive tree.

Our opinion

This charming house, which evokes the life of a winemaker of yesteryear, stands out for its beautiful exposed stonework. Inside, it offers touches of modern comfort. The whole interior is practical and bathed in natural light. Its rustic style gives it real character. It would suit family life well, whether as a main home or as a second home. The outbuildings could easily be converted to host friends and family seeking the calm of country life. Alternatively, a self-employed worker could use them as peaceful workplaces.
