Location
The property lies in the west of Burgundy, 15 minutes south of the city of Nevers, whose urban agglomeration is home to 67,000 inhabitants and which offers many shops and amenities. You can easily reach the property from the N7 trunk road and from the A77 and A79 motorways. You can also arrive in Nevers by rail as the city has a train station. From this station, you can get to the cities of Paris and Lyon by rail in just 2 hours and 30 minutes. And the legendary Magny-Cours motor racing circuit is just a stone’s throw away. The beautiful landscape around the property is made up of meadows between the River Loire and the River Allier.
Description
The house
The ground floor
Three stone steps lead to an entrance hall with a terracotta-tiled floor and exposed ceiling beams. This hallway connects to a triple-aspect lounge bathed in natural light with a floor of hexagonal terracotta tiles, a ceiling of exposed beams and a stone fireplace. In the middle of the building, a kitchen with a floor of terracotta tiles leads straight out into the garden. A lavatory, a spacious bathroom and a bedroom complete this ground floor. All the rooms originally formed a garden-facing series of connecting rooms.
The upstairs
You reach the first floor via a wooden flight of stairs, housed in an adjoining tower at the south end of the building. There is a vast landing room that could serve as an office or a spare bedroom. A corridor connects to a bathroom, storage spaces and a bedroom. The oak beams of the hipped roof frame are exposed in each room, which are filled with natural light from five dormers.
The basement
Beneath the northern section of the house, there is a cellar. You reach it from outside. It can be used to house the water meter and the building’s other technical installations.
The outbuildings
The outbuildings are made of stone. They lie on the north side of the house. They include a boiler room with a Bosch heating oil boiler dating back to the year 2020, a storeroom and a converted room that could serve as a workshop or a separate bedroom. A separate building with a roof that needs to be renovated used to house farmyard animals. Another building on the edge of the property forms an L shape and houses a stable with two looseboxes for horses, a workshop, a large storeroom and an open-sided court-facing shelter in which three vehicles can be parked.
The grounds
The grounds cover around one hectare. In front of the house, there is a walled gravel court and a gate. In the middle of this court, there is a tall cypress tree and a well. Behind the house, there is a large meadow with an age-old cedar, walnut trees, linden trees, maples and a range of fruit trees.
Our opinion
This pleasant country house, nestled where France’s historical Nivernais and Bourbonnais provinces meet, is timeless and elegant in style. Yet it is small and cosy enough to be maintained easily. You could settle into this dwelling straight away. But you might want to carry out some renovation work to freshen up and modernise certain rooms and bring back their past splendour. The meadow of wild grass and the stable would delight horse-riders. And lovers of motor sports will appreciate the closeness of the legendary Magny-Cours racing circuit.
