Location
In the west of the Loiret department, straddling the border of the Burgundy, Ile-de-France and Centre-Val de Loire regions, the property is located in a hamlet of a few houses, less than 3 kilometres from Courtenay, a village that contains all essential shops and services. As for the surrounding countryside, it alternates between woods, fields and rivers, while a golf course is accessible in less than 10 minutes. From the property, the Loiret department stretches westwards towards the Loire River and the Orléans forest, whereas to the east lies the Sénonais natural region and the ancient city of Sens, with its rich past and, finally, to the north, Fontainebleau can be reached in a little over 30 minutes.
In addition, via the A6 motorway, the capital can be reached in 1.5 hours, whereas the A19 motorway makes it possible to easily reach Sens or Orléans in 30 minutes and 1.5 hours, respectively.
Description
With two storeys, the farmhouse is topped by a Burgundy flat tile gable roof, which is, in turn, crowned by two brick chimneys as well as four hayloft gabled dormers with arched windows, while the dwelling’s exteriors are plaster-coated and cadenced by many low-arched casement windows and glass doors in a variety of sizes, wide and/or tall, which are highlighted by brick surrounds and windowsills. In addition, the main façade is festooned, in large part, by vines and wisteria come spring and summer.
The Farmhouse
The renovation of this dwelling, which goes back more than 20 years, was able to successfully highlight all of its original construction materials and, in particular, its impressive oak rafters. Facing mainly southwest, the dwelling primarily looks out towards its patio and courtyard thanks to its many glass doors and windows, which guarantee luminosity all day long.
The ground floor
The front door opens onto a foyer, which contains the main staircase. To the left are the living areas, specifically the large cathedral-style living room and dining room, with a floor-to-ceiling height of more than 8 metres, visible wooden rafters and a mezzanine. In addition, there is also a massive stone fireplace, while the ground is covered in octagonal terracotta floor tiles arranged within grids created by square versions of the same tiles. Following on from here, a more recent construction contains a kitchen, decorated with earthenware tiles and an ancient stove. Back in the foyer, the right side of the house contains a hallway, which leads to two bedrooms, a bathroom, a laundry room and a machine room, while a one-car garage with an automatic door is directly accessible from the dwelling. Lastly, a cobblestone courtyard skirts the house’s exterior.
The upstairs
The impressive staircase, with terracotta floor tiles and wooden nosing, leads to the upstairs landing, which provides access, on the left, to the mezzanine, converted into a reading area safeguarded by a wood and wrought-iron balustrade and decorated with terracotta floor tiles and a fireplace. Back on the landing and to the right, a hallway leads to the bedrooms on this level. The largest, part of a parental suite with a private bathroom, contains a wooden fireplace, octagonal terracotta floor tiles arranged into grids delineated by wooden slats, walls covered in floor-to-ceiling painted wood panelling and original cupboard doors. Further on, there are two other bathrooms and four more bedrooms, which look out onto the garden.
The Outbuildings
Facing the farmhouse, the largest of the outbuildings, with approximately 200 m², is an ancient construction built out of ashlar tuffeau and rubble stone. With a Burgundy tile gable roof and a portion of its impressive wooden rafters left visible, its left side contains the former feed platform, built over cellars and safeguarded by ancient wooden handrails, as well as an area for storing carts. As for the building’s right side, it is used as a stable with four horseboxes, while a staircase provides access to the upstairs level, built under the eaves, which waits to be converted.
Lastly, behind the building and with its own independent gate, a utility yard includes a woodshed, a grooming area and a horse shower, which all await to be restored to working order.
The Garden
Extending over a little more than half a hectare, the property’s level garden has been divided into several different spaces, each with their own character. Around the courtyard and between the buildings that border it, are a pond, a creek traversed by a small wooden bridge and lawns planted with a number of shrubs, while tall trees provide their welcome shade for the courtyard in spring and summertime.
On the other side of the outbuildings, the garden is more rustic in feel and is bordered by a trout-filled river with its wooden bridge, which encircles the former sandpit, once used for the property’s equine residences. In addition, the garden also includes a palm tree, a rather rare feature in this region.
Our opinion
The house’s previous occupants, fascinated by historical heritage and buildings, carried out large-scale renovations on this property that not only highlighted the house’s impressive wooden rafters, but also conserved its delicate melange of original cobblestones, octagonal terracotta floor tiles, wood panelling, earthenware tiles and ancient fireplaces, which immerse its many rooms in eye-catching, homespun charm. Moreover, the outbuildings, which include four horseboxes and a notable hay platform, will undoubtedly be an additional draw for horseback riding enthusiasts. As for the garden, bordered by a stream, it provides plenty of possibilities for a number of activities, in addition to horseback riding, and makes this place a true oasis of peace and quiet for city-dwellers in need of tranquillity, nature and rustic authenticity.
Depending on the project, this enchanting estate with its elegant country residence could be upgraded with all modern comforts or left in its current, more bucolic, state.
