Location
This property is located in Normandy, a land of sea and river meanders, in the depths of the Eure area, not far from the river of the same name and meanders of the Seine, in the middle of nature, close to a forest. There are several convenience stores in a nearby village only 3 kilometres away, while the nearest village of touristic interest with much more shops is 9 kilometres away. The best local producers can be found at its Sunday market. The public forest 7 kilometres away is much appreciated and visited by walkers, cyclists or horse riders. A little further away, the Boucles de la Seine Normande regional natural park boasts an array of escapades in the very midst of an age-old natural environment. There is an 18-hole golf course 15 minutes away and a nautical base 16 kilometres away where all water sports can be enjoyed. Thanks to the A13 motorway 8 kilometres away, the 115 kilometres to the French capital can be covered in 1 hour 30 minutes. The nearest SNCF railway station is 15 kilometres away, while Rouen and Évreux are 30 kilometres away.
Description
The main dwelling
It has a tiled, gabled roof dotted with gable and shed dormers as well as chimney stacks. The brick façades include single-glazed, hinged windows through which the light filters. They are fitted with wooden slatted shutters on the main façade and louvred shutters to the rear. The gable on the kitchen side of the house boasts half-timbering. The main entrance to the house is through a solid wood, double-leaf door.
The ground floor
At the end of the entrance hall, there is a lavatory and the staircase leading to the first floor. To the left, there are two lounges, both of which boast fireplaces with Vernon stone mantelpieces supported by heavy beams. One of them possesses French windows opening directly onto the garden. To the right of the entrance, there is a dining room and a kitchen with a door leading outside. The flooring is carpeted, tiled or paved with terracotta slabs.
The attic
A landing leads to two corridors to the left and to the right, which in turn lead to two bedrooms and a bathroom. In each bedroom, there are exposed roof frames. The flooring is carpeted, tiled or paved with terracotta slabs.
The basement
The vaulted cellar can be found beneath the kitchen. It can be reached from the outside via a flight of several stone steps.
The second dwelling
This two-storey building is nearby and perpendicular to the main house. On one side, there is a pantry that can be reached form the outside, while on the other there are overhanging eaves. As with the first dwelling, the tiled, gabled roof is also punctuated by gable dormers. The façades, erected on top of a brick sleeper wall, are coated with beige coloured cement, interspersed with half-timbering.
The ground floor
A living room boasting a large fireplace leads to a kitchen, a lavatory, a bedroom, a bathroom and a staircase climbing up to the top floor. The flooring is paved with terracotta slabs and taco tiling.
The upstairs
At the top of the staircase with a wooden guard-rail and banister, there is a landing with exposed beams leading to three bedrooms and a bathroom with a lavatory. The flooring is carpeted, tiled or made of wood stripped flooring. One of the bedrooms and the bathroom next door are set slightly lower down than the rest of the level.
The outbuildings
There are two outbuildings. The first is an old, two-storey house to be restored entirely, situated at the entrance to the property. It has a gabled, slate roof with a gable dormer window. Its façades are composed of white cement and half-timbering. The second outbuilding also requires renovation and is located to the left of the main dwelling. It also has two levels and an old cart shed at one end, which is used for storing wood but could also be used as a summer kitchen. The half-timbered façades are topped by a tiled roof punctuated by dormer windows.
The grounds
Following the tall, wrought-iron entrance gate, a gravel drive runs around the central lawn which is bordered by conifers. According to the seasons, flower beds brighten the garden with their colours. Next to the main dwelling, there is a well. Behind the buildings, there is a tennis court requiring renovation alongside an orchard of apple and cherry trees. Pear trees are grown following the espalier system along the estate’s stone surrounding wall. This part of the grounds could be a good location for a swimming pool.
The tennis court
It is located behind the main dwelling, in the left-hand corner of the grounds opposite the orchard and has a surface of approximately 600 m², measuring 17 metres by 36 metres. It has been laid with a pink, porous, concrete surface known to keen players as ‘quick’. It is in need of comprehensive renovation.
Our opinion
This small estate is entirely focused on the nature that completely surrounds it, in a setting well away from any hustle and bustle. Its current state is conducive to immediate occupation, while it could also benefit from alignment with modern tastes, depending on the future occupants’ desires. The two farmhouses make it possible to accommodate a family and welcome friends seeking peace, quiet, greenery and space. Additional assets are the many sports and cultural activities on offer nearby, as well as the proximity of services, shops and facilities.
