Location

In the southern part of the Quercy blanc region, within the Tarn-et-Garonne department, famous for its history, contrasting pink brick and ashlar stone architecture, gastronomy and full-bodied wines, the property is located on the right bank of the Garonne River and surrounded by fields and a public woodland. In addition, two Natura 2000 sites protect the area’s migratory ornithological and ichthyological fauna, as does two protected spaces and two natural areas of ecological, faunal and floristic interest.
Dating back to the Merovingian period, the nearby village’s local architecture includes an 18th-century chateau, a remarkable 14th-century church with delicate sculptures and abundant painted décor, bourgeois houses as well as others made out of unfired bricks, while, on its outskirts, more modern dwellings stand alongside 18th-century farms.
Accessible on foot, several shops are stocked with essential supplies for daily life, while other shops are only 10 minutes away by car. In addition, an outdoor water sports recreational park spanning several hectares is just 15 minutes away, whereas Montauban with its high-speed rail station, schools, universities, hospital and medical clinics is 20 minutes away and the Toulouse-Blagnac airport can be reached in 45 minutes

Description

The property is accessible via a secondary road from the village. Surrounded on two sides by pastureland, the house overlooks vast fields and a valley farmed with agroforestry techniques on the other side of the road. Flanked by two low walls, a solid metal gate opens onto a gravel drive for vehicles that skirts the house on one side.
In the middle of the garden, entirely enclosed by a fence, stands the two-storey former farmhouse built out of bricks, most of which are coated in plaster, and its completely renovated three-sided barrel tile roof. As for its many rectilinear windows, some of which are quite large, they provide ample sunlight for the house’s various rooms and are made out of the highest quality modern materials.
To the north, sheltered by a vast roof with exposed wooden rafters culminating at approximately 7 metres high, a patio with brown and grey flagstones of nearly 36 m² leads to the main ground-floor entrance, while another entrance is located on the other side of the house facing the property’s gate.

The House

Facing north, the house’s main façade is punctuated by a four-panel, double-glazed picture window with tinted aluminium framing, one panel of which is used as the front door, as well as a narrow horizontal window.
To the east, framed by three massive fired and unfired brick pillars, large, identically-designed atelier windows cover two-thirds of the wall, which are then topped by others with the same width, but shorter in height, while the house’s southern side is cadenced by two windows and one glass door, all with double glazing, the latter of which leads to a separate study.
Lastly, the house’s western exterior, decorated with a brick cornice, has three double-glazed windows set within high-quality frames.


The garden-level floor
The front door opens onto a room of approximately 63 m² with a floor-to-ceiling height of 4.5 metres, which includes a living area with views of the patio to the east, an open kitchen and a TV room. In one corner, is a small room with the electricity meter, while, not far off along one of the living room’s walls, an exposed concrete staircase leads to the upstairs level.
Behind the staircase, a light-colour wood door leads to an independent bedroom suite that includes a bedroom extended by a wardrobe, a bathroom with beige floor tiles and a lavatory, while, at the end of a small corridor, another light-colour wood door leads to a separate study. In addition, this level, bathed in bright sunshine, has light-colour hardwood floors throughout as well as underfloor heating.
The upstairs
At the top of the staircase, a light-colour wood door opens onto a small hallway that provides access, on the left, to an initial bedroom and, on the right, a second bedroom, while a shower room and lavatory are located at the end of the hallway. Also on the right is a space that overlooks the TV room, which could be converted, if need be, into another small-sized room. Throughout this level there are wide-plank, light-colour hardwood floors identical to the ones found on the ground floor.

The Garden

Facing the windows of the living area and enclosed by a fence, the garden includes a patio of approximately 20 m² with brown and grey flagstones, which is extended by a paved path that runs alongside one side of the house.
A thicket of cypresses borders the northern fence, while the rest of the space is covered in grass and suitable for a variety of different kinds of vegetation if a landscaping project is undertaken in the space available with the option of incorporating a swimming pool as well.

Our opinion

This comfortable family home, which combines the contrasting minimalism of modern amenities with traditional architecture, provides a calm and peaceful living environment within a village in the Tarn-et-Garonne department, surrounded by preserved nature.
From the house’s interior, all that is visible is the countryside’s verdant landscape, while the property’s outside spaces seem to be integrated within the dwelling itself, bathed in light from all sides.
Advantageously located, between Toulouse and Montauban, the property benefits from the region’s numerous economic and tourism-related assets. In addition, the house’s interior layout is perfect for a professional activity, remote work or guest accommodations, while the porch roof, thanks to its height, provides an additional, exterior living area, and a swimming pool could be added in order to highlight the white, red brick and green hues of this rustic tableau.
