Located in the southwest of France, within the sun-kissed former province of Saintonge and near the spa town of Jonzac and its “Les Antilles de Jonzac” water park, the property is in a region synonymous with Roman heritage and close to both the Gironde River and the ocean. The area, one of the sunniest in France, the climate of which is ideal for growing grapes, is carpeted with fields as well as many wooded parcels. From the property, access to the A10 motorway is 10 minutes away, making Paris reachable by car in 4.5 hours, while the high-speed rail station in Angoulême, one hour away, provides access to the capital in 1 hour and 50 minutes by train. In addition, by car the ocean is a mere 50 minutes away, Bordeaux is one hour away and La Rochelle is one hour and 15 minutes away.
Description
The Main Dwelling and its Adjacent Holiday Cottage
Facing east-west and made out of ashlar stone, this rectangular two-storey building is topped with a hipped roof to the south and a half-hipped roof on its northern side, which is then extended by a lower building with a gable roof.
The ground floor
To the left, a large entranceway opens onto the kitchen and utility room, while, on the right, there is a living room with a fireplace and a room used as an office. A graceful, curved elm staircase provides access to the upstairs floor, which is also accessible via a straight wooden staircase located in the back of the house. In addition, the adjacent, two-storey independent holiday cottage includes a kitchen, living room, bathroom and bedroom and has its own separate exterior entrance.
The upstairs
This floor has three bedrooms, a shower room, bathroom, as well as two independent studio flats of 29 m² and 30 m², respectively, each with its own kitchen area and shower room.
The Outbuildings and Second Holiday Cottage
To the south and adjacent to a swimming pool, a farmhouse has been converted into a holiday cottage, whereas, to the north, a barn of approximately 800 m² abuts other older buildings, similar in size and topped with terracotta barrel tile roofs. Behind, another building of approximately 500 m² is crowned with a gable roof, while, approximately 30 metres to the north of the main dwelling, a square dovecote in ashlar stone and topped with a pointed slate roof is used for storage.
With a floor area of 180 m², the second two-storey holiday cottage includes a reception space with a fireplace and still, a professional kitchen with a freezer and walk-in refrigerator and, on the upstairs level, a number of bedrooms.
The Garden
Located to the west of the main dwelling and planted with fruit trees, the garden extends all the way to the neighbouring woods. Enclosed by an ashlar stone wall to the north, which stretches all the way to the dovecote, the garden also includes a remarkable Japanese pagoda tree that provides welcome shade in the summer months.
The Wild Boar Farm
On approximately 25 hectares of woods and thickets, more than 150 wild boars, fed on a diet of grains and vegetables throughout the year from the farm cooperative, are put up for sale between September and March.
The Solar Farm
Its installation over four hectares is planned for 2025 and should be operational by 2026. Once put into service, the solar farm will generate an annual rent of €63,000 for a period of 30 years.
The Farm Equipment
This specifically includes a tractor, a telehandler and a rotary harrow.
The Irrigation Equipment
Equipped with a central pivot irrigation system with a 400-metre distribution ramp on 8 rollers, artesian wells – with a potential volume of 96,000 m3/year – could be used to supply the water for the property’s irrigation.
Our opinion
Several years ago, the advertising slogan for an eponymous car commercial proclaimed, “Real luxury will always be space”, and the same could be said for this property of approximately 110 hectares where the surrounding verdure extends as far as the eye can see. Combining the pleasure of living in the country with considerable financial returns, the property’s farm and livestock activities will soon be added to annual usage fees of €63,000, for a 30-year period, which will start as of 2026 as soon as the solar farm’s installation is completed. In addition, its location, within the Saintonge region, known for its gentle way of life, authentic and charming stone villages along the water’s edge, boat rides on the Charente River as well as the proximity of the spa town of Jonzac, which includes all essential shops for daily life, is an additional and considerable asset.
