Location
This estate is located two kilometres away from a village, 15 kilometres from Salbris and 200 kilometres from Paris via the A10 and then A71 motorways, in the Loir-et-Cher area, in the Centre-Val de Loire region. Salbris is a lively municipality that boasts all essential everyday shops, restaurants, quality hotels and a railway station from which Paris can be reached in 1 hour 30 minutes.
Description
The uninterrupted plot of forest boasts may paths and access routes, which are well-maintained and accessible throughout the year.
For 80 hectares, it is subject to a simple forest management plan.
Hunting is permitted and there is a hunting regulation programme in place:
– 1 CEM-8, 1 doe, 1 fawn.
– 8 roebucks.
- 40 to 50 boar per year over the last three years.
The property includes a forester’s house which is used as a hunting lodge.
The land
Two thirds of it are made up of woods, while plains and meadows comprise the other third, which offer a range of options for managing and developing it.
The woods contain several types of trees, in particular oak, pine, Douglas fir and birch. The woods boast potential for improving their forestry management for buyers interested in continuing their development.
The open spaces are a further asset and could be used for developing wildlife-friendly crops, or for establishing plantations such as miscanthus or other wildlife-accommodating vegetation. Additionally, they could be used for outdoor pursuits.
There is also a pond as well as other water sources in the area.
The forester’s house
It can be easily reached by a tarmacked municipal road and is in the approximate centre of the land.
It is a small farmhouse typical of the Sologne area and is made of brick and half-timbering.
It has a surface of around 120 m² and is made up of a large living room containing a bar and a large, open-hearth fireplace, a dining room, a kitchen and a bathroom with a lavatory. A boot room, which is adjacent to a cutting room, can be reached form the outside. The building has enough capacity for twenty hunters.
Although rustic in appearance, the double-glazed windows are new.
Our opinion
This is a property that will appeal to a hunting enthusiast seeking unenclosed, open and well-structured land, but also to an investor seeking to buy a property in one of the main forestry and hunting areas close to Paris, such as the Sologne sector.
It should also be noted that it is possible to secure a hunting lease on adjacent land of around 70 hectares with an almost 6-hectare lake, which would bring the total surface area to over 220 hectares.
