Located in the eastern part of Brittany, in a historical area once known as the Marches, the dwelling is located in the middle of the Saint-Malo – Combourg – Mont-Saint-Michel triangle, within a small charming city overlooking the Couesnon River valley, while small shops and services, a medical facility, pharmacy, bank and mini-market are all accessible on foot. In addition, Rennes is 40 kilometres away, where the high-speed rail station provides service to Paris in 1.5 hours, whereas Mont-Saint-Michel is 30 minutes away and Dinard’s beaches, Cancale and Saint-Malo can all be reached in 45 minutes.

Only a stone’s throw away from the village square, where an atypical church from the 18th century stands, the property is entirely surrounded by walls, while its front courtyard is accessible via a gate framed by two tall granite pillars.From here, a gravel lane traverses the grounds’ immense swaths of lawn, before terminating in front of the dwelling’s elegant and symmetrical façade. Built during the first half of the 17th century, the Louis XIII-era building was constructed with two main edifices, which come together to form an L-shaped composition, whereas its exteriors, primarily made out of Upper Brittany granite rubble stone, are cadenced by ashlar stone window/door surrounds and quoins. Lastly, the edifice is topped with eye-catching slate hipped roofs, which are, in turn, decorated with modillion-supported cornices and dormers with triangular pediments, flanked by scroll-shaped décor on either side, as well as chimneys and a lead vase-shaped finial.

The Manor House

Festooned in wisteria, the main building, whose tall pavilion-style roof towers over the rest of the property, is flanked by two wings, the first one of which is accessible from the front courtyard via the dwelling’s front door topped with a pediment in which a stone is engraved with the year 1772.

The ground floor
The front door opens on to an immense and sunny entrance hall, whose walls are decorated with Louis XV-style wood panelling and fluted pilasters, while the entryway provides access, on one side, to a pair of adjacent siting rooms with marble fireplaces, 18th-century wood panelling and doors, as well as a bay window, which bathe these rooms, along with their large picture windows, in ample sunlight. With significant floor-to-ceiling heights and ceilings decorated with central decorative roses and chandeliers, one of these rooms features a chevron parquet floor, whereas the other is carpeted.On the other side of the entrance hall, a library boasts visible ceiling beams and joists as well as an impressive granite fireplace, whereas the manor’s secondary entrance opens on to a dining room, separated from the kitchen by a pointed stone wall. Extending on from the latter is a utility room and a bathroom, while all the rooms in this wing feature large pale-colour stone floor tiles.

The first floor
Two staircases provide access to this level: from the entrance hall, the main staircase is safeguarded by a wrought-iron bannister and ascends to a landing with a large built-in cupboard, while a service staircase is located in the renovated wing. Upstairs, two hallways provide access to six immense bedrooms and two large studies facing the grounds, as well as a bathroom, three tiled shower rooms, two wardrobes and two separate lavatories.With walls upholstered in light-colour Mayenne fabric throughout this level, three bedrooms come with fireplaces, whereas the floors alternate between carpet and straight-plank parquet.

The attic
This level includes three large bedrooms and several convertible attic spaces, topped with visible wooden rafters displaying Saint Andrew’s cross.

The basement
Located under the dwelling, it includes the boiler room, a storage area and a wine cellar.

The Outbuildings

Surrounded by a thick stone enclosure wall, the property specifically features an English-style garden and a formal French-style garden, planted with chestnuts, centenary limes, mature camellias and majestic cedars, while a swimming pool could be created on the property, given that the lot is zoned for construction. Sheltered from view, the grounds, facing mostly south and perched up on a hill, also include a small stone pavilion in one corner.

Our opinion

Between land and sea, this elegant, renovated property, resembling a sort of granite vessel in the Combourg countryside, features elegant golden exteriors, decorated with slate and wisteria as well as many large windows, which provide plenty of light for its refined period décor.
As for the grounds, in which a swimming pool could be created, they are immense and open, while the manor’s extensive interior spaces would be ideal for a large family who are looking for charm as well as peace and quiet, without, however, being completely separated from the rest of the world. In addition, the property would also be perfect for a bed-and-breakfast or hotel business, given its location in the town centre and within proximity to both Saint-Malo and Mont-Saint-Michel.
