Location

This property is located on the outskirts of a village in the Mayenne area, in wooded and undulating countryside. The address is situated less than 10 kilometres from a town with all essential shops and services, from which Paris can be reached in 1 hour 15 minutes by high-speed TGV train. Junctions on the A11 and A81 motorways are also nearby. Le Mans and Angers can be reached in 45 minutes, Paris is 2 hours 30 minutes away and Nantes’ international airport is less than 2 hours away.

Description

A drive lined by trees and copses winds through the grounds of the estate to a courtyard. After several steps, the manor stands 30 metres below, on the hillside. It is built with lime rendered rubble stone and made up of two sections slightly offset from one another but linked by a staircase tower standing outside the main structures and topped by a pepper-pot roof. The edifice includes a garden level to the south, a ground floor, a first floor and a second floor in the attic level, beneath slate, gabled roofs. There are two mullion windows on the north facade, while the southern one boasts two buttresses as well as a roof punctuated by two mullioned dormer windows framed by pilasters and topped by triangular pediments. The window, door and dormer frames are made of tuffeau stone. On each gable end, there is a lean-to style section. The entrance to the manor is situated on a cobbled patio. To the east side of the residence, a small building houses a summer kitchen that opens onto a second, slate paved patio, covered by a pergola. Several steps lead to the rear of the manor, where there are a flowery garden and a wide flight of steps climbing up to a swimming pool, which is surrounded by two walls and decking.
A former byre stands on one side of the courtyard. The drive continues towards a parking space near to a second outbuilding used as a garage and for storage space. The landscaped grounds stretch out on either side of the pool and notably include a vast orchard, a lawned area surrounded by tall trees, a swimming pool and a tennis court.

The manor


The ground floor
Like all the rooms in the manor, the entrance is paved with terracotta tiles beneath a ceiling with exposed beams. A large stone and brick fireplace stands against one of the walls, while a stone sink can be found beneath one of the windows. It leads to a fully fitted kitchen via a vaulted stone archway as well as a snug that can be reached at the top of several steps. Next to the kitchen, there is a lavatory. The entrance also leads to the tower, in which there is a wooden spiral staircase. After a few steps, there is a large lounge boasting a remarkable stone fireplace housing a small alcove framed by pilasters in its centre.
The garden-level floor
From the tower, a stone staircase leads to a lounge, where a patio door opens directly into the flowery garden. Next to the lounge, there is a large walk-in wardrobe and a shower room.
The first floor
From the staircase tower, a first landing leads to a bedroom with a stone fireplace and an en suite bathroom with a lavatory. A second landing leads to a large bedroom boasting a tuffeau stone fireplace, an en suite bathroom and a lavatory.
The second floor
On this level, there are two bedrooms with exposed roof frames, one of which has sloping ceilings up to ridge cap. Both of them have an en suite bathroom and lavatory.

The outbuildings

Near to the manor, a former byre is used as a garage and cellar. There is also an annexe room on the ground floor on the courtyard side. To the rear, on the garden side, an entrance leads via a wooden staircase to two bedrooms, each with an en suite bathroom and lavatory. Both rooms boast wood stripped flooring, sloping ceilings up to the ridge cap and exposed beams and roof framing. The gabled roof, comprised of slate to the south and flat tiles to the north, is punctuated by three dormer windows.
The byre is followed by a barn also converted into a garage. It is topped by a gabled roof made of flat tiles. The building also houses a hen coop. Lastly, a summer kitchen boasting a bread oven opens onto the patio located at the manor’s eastern gable end.

The grounds

The drive divides the estate into two parts. To the north, large meadows for horses to graze are bordered by hedges and trees, including a row of hundred-year-old oaks. A small wood and a duck pond can be found near the former barn. Lower down, to the south, a large, lawned, landscaped area is dotted with coppices and a variety of different tree types, after which there is an orchard and a meadow. The grounds also include a tennis court and the swimming pool near to the manor and flower garden, separated from the rest of the garden by a stone wall. Several terraces, all located around the manor house, connect these different parts of the grounds. The 12-metre by 6-metre swimming pool is heated and the tennis court, which was renovated in 2017, is floodlit.

Our opinion

This authentic manor stands on the hillside, immersed in the wooded countryside of the Mayenne area. The residence is both rustic and elegant. It is surrounded by a flowery garden and terraces with unbeatable views of the surrounding countryside as well as the church in the small village on the horizon. The estate boasts an ideal location, tucked away from prying eyes but near to a station where high-speed TGV trains put the French capital within 2 hours and 30 minutes’ reach, which is one of its not inconsiderable advantages for use as a holiday home or main residence. The manor is in good condition and could also be used to run a guest house activity.
