Location

The property lies in the south of Brittany, in France’s beautiful Morbihan department. It is tucked away in a hamlet just to the west of the town of Redon. Its bucolic backdrop is made up of valleys of meadows, gently undulating land, rivers and moorland. The area is also dotted with gems of built heritage, both religious and civil. The town of Redon is only 12 minutes away by car. It offers many shops and amenities. From the high-speed train station in Redon, you can get to the city of Rennes in 30 minutes by rail and to Paris in two and a half hours by rail. The nearest beaches are just 30 minutes away, in the village of Billiers. And from Folleux marina, 15 minutes away, you can sail out into the sea from the River Vilaine. Rennes airport is 40 minutes away and Nantes airport one hour away.

Description

A winding country lane runs down through a forest from a plateau, across a stream at the bottom of a valley and leads to the plot, which lies at the edge of a hamlet. A cul-de-sac takes you to the property. Alongside a lane to the west, the dwelling comes into view. The house probably dates back to the 19th century. It has a ground floor and a first floor. It offers a 200m² floor area. Its elevations are made of exposed stonework with lime pointing. The building is crowned with a slate roof. The road-facing facade is adorned with a half-height wisteria and punctuated with an entrance door and three ground-floor windows. Upstairs, there are two dormers. You usually enter the house from the garden side, where a pair of gable walls face south and where you discover the presence of two adjoining elongated buildings at the back. These elongated buildings connect to each other. They are punctuated with three double doors and four windows. On the east side, a stone extension looks out at the garden through large windows. A room set back serves as a utility room. Each of the two elongated buildings has a converted loft, which a separate staircase leads up to. Next, beyond a storeroom, there is a 14th-century barn. At its far end, a wooden double door leads out into the garden. A stream flows across the middle of an area of land that extends eastwards and northwards from the buildings. Its source is only 500 metres upstream. The plot extends to a large agricultural storage building, currently converted into a stable and hidden behind vegetation. Beyond it, there are meadows that serve as pasture. Beside the driveway, there are two parking places.

The house


The ground floor
From a terrace, you step through a double door into a fitted kitchen. This kitchen lies beside a dining room, which has many windows. The room is fitted with a wood-burning stove. A door at one end of the kitchen leads to a utility room. A staircase leads from the kitchen up to a first converted roof space. The floors are tiled. Next, there is a lounge with a wood-burning stove. This lounge leads outside via a double door. Lastly, there is a dual-aspect room that stretches from the road to the garden. It has glazed doors on both sides. A bathroom completes the ground floor. And another flight of stairs leads up to a second roof space.

The upstairs
The staircase from the kitchen takes you up to a first roof space filled with natural light from four roof windows. It includes a gable-end bedroom with a window. There is a second bedroom up here with large wardrobes. It neighbours a shower room with a lavatory. The floors are carpeted. There is a second roof space too. You reach this space from the staircase in the dual-aspect room below. Seven roof windows fill this space with natural light. A landing connects to a master bedroom with a bathroom and large wardrobes. This master bedroom is bathed in natural light from a dormer. The landing then connects to two bedrooms: one on the garden side and the other one on the road side, with a dormer.

The 14th-century barn

The barn offers a 100m² floor area with a main hall that covers 80m², as well as a 25m² room upon a cellar. The street-facing elevation has three doors, two of which are arched, and four windows. The garden-facing elevation has a double door and three windows. The current occupants renovated the roof frame and roofing. The main hall’s floor is made of concrete. The small room has a floor of chipboard panels. There is a separate room too. It serves as a storeroom. You can only enter it from the country lane. It serves as a junction between the house and the barn.

The stable

The stable offers a 300m² floor area. It lies at a lower level on the plot, beside the stream. Its metal roof has been partly renovated.

The garden

The garden covers 4,700m² of the two-hectare plot. It extends around the house, in its immediate surroundings. This garden is English in style, with clusters of perennials beneath tall trees, which include oaks and linden trees. Younger trees line the stream. A large pergola has been built on the south side. And a small pond lies between the house and the barn. The dwelling enjoys absolute privacy as hedges protect it from gazes from the neighbouring country lane. The rest of the land is made up of lawns that slope gently down to a stream.

This property is a delightful haven. Its assets go well beyond its charming stone dwelling. Indeed, its 14th-century barn is a rare token of medieval rural architecture in the region, giving the place a deeply historical dimension and making it a true gem of built heritage. Together, the house, outbuildings, stream and meadows form a coherent backdrop where each part seems to play a natural role. The remarkable property has kept its unique character, while allowing for many possibilities for development.
