Location

In the north of the Nièvre department, the property is located in a hamlet on the outskirts of a village, the latter of which contains all shops for daily life, including some upscale ones, while Cosne-Cours-sur-Loire, the largest town in the area, is only a stone’s throw away.
In addition, the town of Clamency with its SNCF train station, accessible in thirty minutes by car, provides service to the Paris-Bercy train station in two hours, whereas, the village in which the property is located boasts a 16th-century church built on the site of a Romanesque religious edifice, several vestiges of which still remain.
Included on the supplementary list of historical monuments in 1926, this church is the pride and joy of the local inhabitants, while a windmill, dating from the same era, has also been restored according to standard practices and returned to its former appearance with its sails, pivoting wooden roof and grinding mechanism.

Description

Multiple roads crisscross this rolling and verdant countryside in order to access the hamlet populated by a few homes as well as the property for sale, while the manor house, built in 1870 and accessible via a drive, features three storeys, including one under the eaves.

With all the living areas located on the garden level, the upstairs floor includes the dwelling’s four bedrooms and their shared shower room, the top level contains a convertible attic space, while, next to the dwelling, a small stone and tile building, festooned in wisteria, features a straight exterior stone staircase that provides upstairs access.

The Manor House


The garden-level floor
The dual-aspect entryway, illuminated by the glass fanlights over the two sets of double doors opening to the east and west, boasts original octagonal terracotta floor tiles and a central, straight staircase, featuring an orb at the base of its bannister as well as an initial polished stone step followed by a flight of oak stairs to the upstairs level.
As for the entryway, it first gives on to a large, dual-aspect living room, flooded in light thanks to four double-glazed windows overlooking the garden to the east and the surrounding nature to the west, while a massive oak ceiling beam, colour-coordinated with the room’s straight-plank parquet floor, highlights the latter and a marble fireplace provides an eye-catching element for this stately room.
On the other side of the entryway, a small sitting room, facing west, boasts a central ceiling rose as well as wainscoting, and has conserved such eye-catching details as its geometrically patterned, black and white tile floor and marble fireplace. From here a door gives directly on to a kitchen with cupboards, while its terracotta floor tiles and vestiges of a former fireplace, today replaced by a wood-burning stove, create a cosy and vintage ambiance.
In addition, an ancient door, with an original bolt, opens on to a small corridor, with the same flooring as the kitchen, which gives on to the patio via a glass door, as well as provides access to a fully renovated shower room that still contains the mantel of an ancient stone fireplace and bread oven – a sign that this room was once undoubtedly the kitchen – whereas the small corridor also contains a lavatory for this floor.
The upstairs
A landing with oak parquet floors and a large window to the west, first provides access to a shower room with a lavatory, original octagonal terracotta floor tiles and views of the grounds, while, not far away, two bedrooms, facing west and east, are followed by two more. As for the bedrooms, one of which features an original brick and wood fireplace, they stand out from one another thanks to the colour of their walls, as was custom in the past, whereas some are topped with white ceiling beams and all feature parquet floors covered in light-colour coir matting.
The attic
Upstairs, a narrow corridor provides access to a straight wooden staircase that ascends to the dwelling’s attic with its visible wooden framework, while, under the eaves, this level is convertible over a large part of its floor area, which is identical to the two lower inhabitable floors.

The Outbuilding

Abutting the main dwelling, a dry stone edifice, topped with a flat tile gable roof, features, on the garden level, a workshop with stone or brick walls, an immense fireplace with floral patterns and a terracotta tile floor, which are all reminders that this building was once inhabited, while the visible ceiling beams lend the space a bucolic feel and two doors provide either direct access to the patio or the front of the edifice.
As for the exterior stone staircase, it provides access to the upstairs level used as a workshop, of approximately 30 m² and identical to the one on the garden level, which will need to be restored depending on its projected usage, whereas an adjacent garage, of approximately 20 m², features a roof that was recently redone in 2025.

The Grounds

Blanketed in grass and planted with a number of trees, the verdant grounds, surrounded by hedges, extend over approximately 2,000 m² and include a wide variety of vegetation and, specifically, tall deciduous and evergreen trees as well as many flowering plants. Several fruit trees, like a walnut, cherry and two pears also provide a nice counterpoint, whereas a wisteria festoons one side of the dwelling, draping it in purple blossoms come summer.
In addition, flowering plants decorate the patio overlooking the garden, and, lastly, a 6 x 6-metre swimming pool is surrounded by a wooden deck as well as three acacias, an ancient sequoia and antique climbing rosebushes.

Our opinion

This country house, sure to charm lovers of old stone dwellings and verdant vegetation, is a testament to a past where beauty was the rule, rather than just a remarkable exception, which results in a dwelling that is not only elegant and functional, but also easy to access and maintain as well. As for its original architecture, characteristic in both its materials as well as its forms, it reveals a deftly decorated interior, in good condition, with restored original details and modern décor.
The dwelling and its outbuilding thereby create a comfortable living environment, surrounded by peace and quiet, but not completely isolated, while the surrounding verdant nature provides an ideal change of scenery, far from the urban hustle. In addition, the hamlet also includes several other ancient dwellings, which not only respect both the local architectural style as well as the Burgundy countryside, but also seamlessly extend the property’s rustic charm in all directions.
