Location

This property is located in a landscape made up of vines, olive groves and farmland, 2 kilometres from Grignan in the part of the Drôme area in Provence. It enjoys a dominant position and uninterrupted views of the surrounding countryside as well as Mont Ventoux on the far-off horizon. The village of Charmaret and town of Valréas are 3 and 4 kilometres away respectively. Both boast shops, services and schools, plus the latter has a hospital. The major road networks can be reached with ease and the A7 motorway is less than 30 minutes away.

Description

The property forms a vast rural complex of approximately 1,000 m² of buildings, standing around the old farmhouse made of Grignan stone. Its mineral facades, buildings nested within one another and different volumes pay witness to its former agricultural purpose. Almost 700 m² could be used for living space as part of a restoration project for which planning permission has already been submitted. The remaining 300 m² are made up of the various outbuildings. Considerable preservation and structural works have already been carried out on the property. In particular, the roof has been fully renovated and the building is currently weather-proofed, though restoration of the interior needs to be completed. A self-contained, around 100-m² adjoining house can be moved into immediately. The grounds spread out over almost 4 hectares, made up of olives, downy oaks and farmland. The property boasts an approximately 75-metre borehole, two water mains inlets, three electricity meters, one of which is three-phased, and a private sanitation system incorporating land spreading.

The adjoining house

This approximately 100-m² edifice can be moved into immediately. It includes three bedrooms, a living room with a fireplace and exposed beams, a separate kitchen, a shower room and a lavatory. It boasts its own entrance, water meter as well as walled garden and could be kept as a self-contained house or incorporated into the farm in order to extend the living space.

The future house

The main part of the farm covers a surface of 600-m² to be refurbished. The Grignan stone facades, the windows and doors framed by old style surrounds and the imposing volumes give the edifice plenty of characterful heritage. The plans include vast reception rooms, a kitchen, several bedrooms, bathrooms and utility rooms spread over the different levels. An imposing old stone fireplace installed in the largest living room is one of the most remarkable features. Subject to planning permission, their purpose could be changed. The downy oak grove

Downy oaks can be found on the upper part of the property above the farm, on dry land bathed in sunshine. The average yearly harvest of truffles is a 5 kg depending on the year and the weather conditions.

The olive grove

The many olive trees, spread over the property’s land and seamlessly integrated into the landscape of this part of the Drôme area in Provence, provide the estate with an agricultural and Mediterranean character. The plantations fit naturally with the terraces, farmland and open views over the surrounding countryside. Some years, the olive harvest can reach up to 4 tonnes.

The land

The landscaped grounds spread out over approximately 4 hectares, from the property’s entrance to the upper part of the estate. They form a gradual transition from the surroundings of the farm through the open spaces to the overlooking relief. Its natural layout, dotted with wooded areas and uninterrupted views, serves to preserve the place’s privacy and highlight the land’s different levels.

Our opinion

The volumes and Grignan stone architecture of this former Provence farmhouse provide the property with plenty of personality. The courtyards, stone facades, arched doors as well as windows and the tiled roof form a wealth of especially coherent rural heritage, of which part remains to be restored. Next to the farm, which is still in need of refurbishment work, the adjoining house can be immediately moved into, making it possible to live on site and monitor advancement of the work. It could also generate attractive future rental income. The land is made up of olive groves, coppices of downy oaks and farmland, extending naturally away from the edifices whose views take in the landscape of this part of the Drôme area in Provence. It is a property that boasts heritage to restore, already functional accommodation and sufficiently vast amounts of land to ensure a healthy future for any project.
