a medieval village in the Verdon regional natural park
Location
Situated in the Alpes-de-Haut-Provence department and surrounded by the Verdon regional natural park, the property, not far from a chateau and perched up in the heights of the historic centre of a village, the latter of which attracts many tourists, is located within a protected area in virtue of its proximity to other historical monuments.
As for the setting, it is preserved from any future urbanisation thanks to its location within a natural wooded area, where the construction of any further buildings is prohibited, while main shops and services are accessible in just a couple of minutes.
In addition, Gréoux-les-Bains, a lively spa town, Manosque and its train station, the Aix-en-Provence high-speed rail station and the Marseille-Provence international airport are 15, 30, 65 and 70 minutes away, respectively.
Description
Laid out over several floors and half-levels, all accessible via a central staircase, the dwelling is located on a wooded lot of approximately 3,200 m², partially landscaped into natural terraces and overlooking the village, while its architectural details are characteristic of the region: pointed stone walls both inside and out, original hexagonal terracotta floor tiles and visible ceiling beams.
Completely redesigned into a family dwelling in the 1980s, this sound edifice is ready for its future occupants to move in immediately, no renovations required.
The Dwelling
The upstairs
The front door opens on to a kitchen as well as an initial sitting-dining room with impressive dimensions, while its original wood-framed windows flood the space in soft, filtered light, which highlights its pointed stone walls, untreated ceiling beams and joists, as well as its hexagonal terracotta floor tiles.
The intermediate level
Accessible from the large sitting room via a staircase with a solid white bannister, this floor contains an even larger living room with an operational stone fireplace, framed by pointed rubble stone walls, while, at one end, a landing provides access, on one side, to a large study and, on the other, to a bedroom with an arched window and carved interior wooden shutters.
This room also comes with a bathroom featuring a 19th-century pewter bathtub, a marble countertop, as well as brass and ceramic faucets, whereas the same landing communicates with a staircase leading to a second bedroom and a door opening on to the garden to the west.
The ground floor
The central staircase leads to an immense space that represents the dwelling’s main room: a drawing room/library lined with floor-to-ceiling, custom-made solid walnut bookcases, with built-in shelves and “banker’s” lamps, while its breath-taking proportions are highlighted by pointed stone walls.
Further on, a hallway provides access to several bedrooms, as well as a bathroom and a separate lavatory, whereas a second corridor leads to a patio, which gives on to a remarkable “monk’s garden”. Lastly, the integral garage, with two entrances opening on to the street, is located on this level.
The Garden
The garden, of approximately 3,200 m², is landscaped into natural terraces, which hug the hillside’s slope and overlook the village. Planted with Mediterranean varietals that have been there for decades – cypresses, olives, lavender, rosemary, maples, apples and cherries – it boasts a drip irrigation system and features several separate areas, such as terraced gardens facing south and west, patios skirting the dwelling and more natural sectors on its upper portion.
In addition, all of the surrounding lots have been classified as a wooded zone, creating a peaceful setting without any future neighbouring constructions possible, whereas the garden’s configuration would make it possible to add an infinity edge swimming pool on its upper section, sheltered from view, but providing grand vistas of the chateau and the surrounding landscape.
Our opinion
This charming dwelling, whose authentic materials – terracotta floor tiles, stone and wood – dialogue with its vast proportions and remarkable library with solid walnut bookcases, features a fluid layout over several levels, which creates a series of separate ambiances, each with their own identity, inviting one and all to gradually discover the dwelling and unlock its different secrets.
Perched up on a hillside overlooking the village and located in an area protected from all future constructions, the dwelling combines life in the country with absolute peace and quiet, whereas its southern patio, terraced gardens perfumed with lavender and the surrounding rolling topography come together to compose a setting where local traditions are not only respected, but clearly engrained within the very fabric of this property.
