Location

In the Pays de la Loire region, along the edge of the Sarthe, Mayenne and Maine-et-Loire departments, as well as ten minutes from the town of Sablé-sur-Sarthe, the mill is located on the outskirts of an old village, at the end of a small road with a river on one side and houses surrounded by their verdant gardens on the other, while the picturesque countryside extends from the riverbank all the way to the horizon.
Known for its rich architectural and cultural heritage, the region is also easily accessible via the high-speed rail station in Sablé-sur-Sarthe, which makes it possible to reach Paris in one hour, while the slip roads to the A81 and A11 motorways are approximately 15 minutes away and the Nantes international airport is accessible in less than two hours by car.
Lastly, the nearby village boasts a bakery and a restaurant, whereas, two kilometres away, another village features all shops and services for daily life, including banks and a medical centre.

Description

From the village, a road, followed by a lane, descend towards the mill, perched on the banks of its millrun and a river, beyond which meadows, surrounded by trees, extend in all directions. As for the property, it is accessible via a white wooden gate, which opens on to a cobblestone courtyard with the dwelling on one side and, on the other, a garden and swimming pool, while a walkway over the millrun provides access to the sluice gates.
Completely renovated and made up of two buildings, the mill’s three-storey square-shaped main wing features pointed stone exteriors cadenced by windows and doors, some of which are arched with brick surrounds, as well as a gable roof punctuated by two gable dormer windows. In addition, an open loggia, facing west, looks out over the courtyard and river, whereas a smaller, two-storey rectangular wing, also with pointed stone exteriors, is crowned with a gable roof and two dormers as well.

The Mill

With three storeys for the main building and two for its perpendicular wing, the dwelling’s ground floor features terracotta tile floors, while the upstairs levels, with hardwood floors, are accessible via a modern wooden staircase. With soaring floor-to-ceiling heights on the first and second floors, the dwelling boasts a total floor area of approximately 300 m².


The ground floor
On the southern side of the building, the dwelling’s front door opens on to a foyer and a stairwell, which provides access to the kitchen, a living area and a lavatory, while, from the kitchen, which also communicates with the living area, glass double doors open on to the garden. As for the living area, with a floor area of approximately 50 m², it is used as both a sitting room and dining room and is organised around a giant millstone, whereas a window provides glimpses of the waterwheel under the building. Lastly, from the foyer, the southern wing, accessible via an exterior door, contains a furnace room, a small corridor, a converted cellar and a garage, which also gives on to the street.
The first floor
A landing leads to an immense open loggia with views of the village, the garden and river, whereas, on one side, a large living room, with approximately 80 m², triple exposure and a cathedral ceiling, has been organised into several different spaces with a snooker table, a contemporary fireplace and a grand piano, respectively. As for the other side of the landing, the main suite, of approximately 40 m², is topped with wooden rafters and abuts a large bathroom with an exotic hardwood floor as well as a wardrobe, while this floor also includes a lavatory.
The second floor
Under the eaves, this floor features two large bedrooms, topped with wooden rafters and connected to one another via a mezzanine, overlooking the living room on the lower floor, as well as a bathroom, while the landing is used as a study.

The Outskirts

From west to east and running parallel to the river, the garden extends over approximately one hectare of countryside. A medieval bridge is visible towards the property’s eastern border, while, to the west of the mill, the swimming pool is surrounded by vegetation and enjoys views of the river and verdant landscape. In addition, an outdoor kitchen was created in the pool house, whereas the installation of a wooden pontoon provides easy access to the river for either swimming or boating purposes.

Our opinion

On the border of the Sarthe department, but only one hour from Paris, this charming renovated mill was designed for a comfortable country lifestyle along the river’s edge. Nestled within an environment, both bucolic and inviting, the property follows the natural course of the river, whose millrun flows peacefully under the dwelling itself, while from its immense living spaces, the view fluctuates between the water’s shimmering reflections and the hedged meadows bordered by tall trees in the distance. Providing an extremely comfortable living environment, near all services, the property is also illustrative of the area’s local heritage, with its venerable ancient hydro-powered mechanisms still intact.
