A 260-m² recently built house, with a swimming pool,
in a 2,400-m² garden, in Chambourcy, on a private lane
Chambourcy, YVELINES paris 78240 FR

Location

The municipality of Chambourcy, to the west of Paris, in the Yvelines area, can be easily reached via the A13 and A14 motorways, which also put the French capital within a short distance. The planned extension of line A on the RER rail network in 2026 will strengthen the links between Paris and the neighbouring municipalities. Chambourcy borders on Saint-Germain-en-Laye. This allows it to benefit from its appeal and renowned schools such as the Lycée International senior high school located on the edge of both towns. Chambourcy also boasts a dynamic shopping centre and plenty of convenience stores. The Saint-Germain-en-Laye and Marly forests are very close by, meaning there is easy access to natural areas. There are many sports and leisure facilities in the surrounding towns, such as stadiums and golf courses.

Description

The house is very near to Saint-Germain-en-Laye and can be found on a private, gated lane where other properties are also situated.
This modernly designed two-storey building stands in a vast, enclosed, almost 2,400-m² plot of land. The light-coloured rendered facades boast a large number of French windows, while the roof, formed of several sections and made of flat tiles, is punctuated by hipped dormers and skylights, providing a certain rhythm and amount of character.
The house possesses approximately 260-m² of living space and includes a large reception room, five bedrooms, two shower rooms, two bathrooms, three lavatories and a double garage with a workshop.
An almost 70-m² free-form, outdoor swimming pool can be found in the garden, which has a surface of more than 2,200 m².
Several cars can be parked on a tarmacked parking area.

The ground floor

This level boasts ample volumes designed for comfort and sharing pleasant moments, over a surface of approximately 130 m² and beneath a ceiling height of 2.5 metres.
The entrance hall with a cathedral ceiling is imposingly high as well as long and in one corner houses the staircase climbing to the top floor.
To the right and to the centre, it leads to the reception area, while to the left a suite of rooms includes a bedroom - currently used as an office - with an adjoining shower room. There is also a door into the double garage. On the same level, there is a utility room, a separate lavatory and a large kitchen.
The reception area covers around 80 m² and includes a large lounge with a fireplace and a snug, followed by a dining area, forming a vast, open-plan zone. Thanks to the light-coloured wood stripped flooring and the French windows allowing light to stream in, there is a feeling of generous brightness.
A patio bathed in sunlight and topped by an awning runs along the southern and western facades. It is a natural extension to the reception area and allows, on fine days, pleasant moments shared with family or friends to be enjoyed outdoors.
The windows are fitted with white painted louvred shutters.

The first floor

It has a surface of approximately 110 m² and, as on the ground floor, has wood stripped flooring providing warmth and comfort. A mezzanine style landing overlooks the entrance hall, forming a small first floor lounge. This level also boasts three functional bedrooms bathed in light that share a bathroom and a shower room as well as a separate lavatory. Lastly, the master bedroom is made up of a sleeping area, custom-made wardrobe space and an en suite bathroom with a shower, lavatory and bath. Its layout combines comfort and privacy.

The garage / workshop

It has capacity for two vehicles and a surface of around 40 m², with an adjoining workshop.

The garden

The approximately 2,200-m² enclosed garden has a secure gate from which the drive leads to a tarmacked area where there is space to park three vehicles.
It boasts a vast amount of greenery and is made up of a large lawn dotted with a variety of shrub types and hedges. In its centre lies an elegant, free-form swimming pool, surrounded by light-coloured wooden decking.
The carefully tended lawn and hedges as well as the patio contribute to creating a soothing atmosphere that is ideal for taking a dip with the family in the summertime.
A garden shed is subtly concealed in one of the garden’s corners.

Our opinion

This property, a stone’s throw away from Saint-Germain-en-Laye and its pleasant living environment, boasts character and balance. It benefits from peace and quiet as well as space in the upper parts of Chambourcy, while enjoying easy access to Paris, the RER rail network and the A13 as well as A14 motorways. The recently built house is made of quality materials and is generously bathed in light thanks to its many windows and its southwest facing aspect. With five bedrooms, an optimal layout, a vast garden and a swimming pool, it would be ideal for a family seeking a peaceful and private place, while remaining close to shops and renowned schools.
