Location
The fate of Old Saint-Maur’s “hillock” is often linked to France’s history. Although already well-known thanks to the Saint-Pierre-du-Fossé abbey founded in 639, the city’s renown continued to increase with the construction of a chateau, initiated on the behalf of the Cardinal Jean du Bellay, who was then abbot of Saint-Maur and bishop of Paris. It was in 1532, when he undertook the construction of a new residence on the hillside above the abbey, as well as the creation of both its large and small parks, and a Mediterranean flower garden, irrigated by the river’s water. With such illustrious guests as François I, followed by a number of noble lords and ladies as well as other major names in the kingdom, this edifice was eventually destroyed in 1796.
As for the dwelling, located in the middle of Saint-Maur’s Parc neighbourhood and featuring an inhabitable floor area of approximately 200 m², it is immersed in a residential environment, made up mainly of individual dwellings and verdant spaces, while the proximity of the Marne River and the Parc-Tilleuls educational complex, with both a preschool and a primary school – only a ten-minute walk away – contributes to this neighbourhood’s excellent reputation.
In addition, the property is equidistant from three RER A stations: Parc de Saint-Maur, Champigny and Varenne Chennevières, which provide easy access to Paris and other neighbouring cities, whereas local shops, green markets as well as cultural and athletic facilities only add to this sought-out living environment at the gates of the capital.
Description
With a basement, ground floor, two upper levels and a total of seven rooms, the main floor features an entrance hall, a kitchen, an immense living room-dining room as well as a lavatory. Quite open and airy, this space is extended by a patio giving on to the garden and a swimming pool, located in the back.
In addition, the first floor contains three bedrooms, one of which abuts a bathroom and a shower room, as well as a separate lavatory, whereas the second floor features a fourth bedroom that spans the entire level and gives on to a private roof terrace, as well as a shower room with lavatory and a wardrobe.
In front of the dwelling and facing the street, a courtyard, with an artist’s studio, is large enough to accommodate three vehicles, in addition to the street parking in front of the property, while, in the back, giving on to the garden and swimming pool, a studio flat with a shower room was built in order to provide an additional living space and create a fifth bedroom.
Back on the property’s courtyard side, the dwelling features a symmetrical composition with smooth white stone used in its quoins, window surrounds, as well as to decorate its façade’s central bay, which nicely highlights its ochre and pink bricks. With windows symmetrically placed on each floor and a central balcony, the house is topped with a gable dormer window, characteristic of 19th-century bourgeois dwellings.
The Dwelling
A wrought-iron gate opens on to a flagstone courtyard in front of the dwelling, the latter of which is accessible via double-sided front steps – protected from the elements thanks to an overhead balcony – and is made up of a square pavilion whose floor area was expanded in the back in order to create more living space. In addition to plenty of street parking in front of the property, the interior courtyard also provides a large and enclosed space for additional vehicles.
The Ground Floor
The ground floor is laid out around a sunny living area, of approximately 50 m², while its ample proportions ensure fluid circulation between its different spaces.
As for the front door, it opens on to an entryway, of approximately 16 m², which provides access to the kitchen, the latter of which was recently renovated, whereas a hallway provides access to the living room-dining room, overlooking the garden and swimming pool thanks to large picture windows.
With cream-colour floor tiles throughout this floor, a staircase in the entryway ascends to the dwelling's upper floors, while access to the basement is also possible from the house's interior.
The First Floor
The staircase’s handrail, decorated with an ornamental glass orb at its base, safeguards its dark oak steps, which provide access to the upper floors, while the landing communicates with an initial bedroom, of approximately 14 m², a bathroom with lavatory, a second bedroom of nearly 12 m² with an adjacent shower room, a wardrobe, as well as a third bedroom with approximately 18 m².
The Second Floor
With a completely open floor plan, this level features an immense bedroom, of nearly 15 m², bathed in natural light, which gives on to a small private roof terrace.
The Basement
Accessible from inside the dwelling via the small corridor from the entryway, the basement extends underneath the entire building and includes a large room, of approximately 50 m², a utility room as well as a wine cellar.
The Outbuildings
Set apart from the main dwelling, in the back of the garden, a self-contained studio flat, with approximately 20 m², features a shower room and a private patio, while a separate artist’s studio, located in the front flagstone courtyard, could be used as a study or a space for creative endeavours.
The Exterior
The garden, with approximately 570 m², is completely enclosed by walls and boasts an outdoor heated swimming pool, while, in front of the dwelling, a flagstone courtyard, accessible via an electric gate, provides parking for several vehicles.
Our opinion
This unique property, combining 19th-century architecture with contemporary amenities designed to blend in seamlessly with its original details, boasts outbuildings and a garden with a swimming pool, which expands the possibilities for the dwelling and emphasises its polyvalent nature.
Thanks to its welcoming residential setting, where the building’s history dialogues with current standards of comfort, without ever disrupting its overall harmony, this property is ideal for both a structured family life as well as a larger residential project, in an area of Saint-Maur-des-Fossés sought-out for its urban stability and proximity to the Marne River. In short, an unostentatious dwelling, whose value lies in the combination of its impressive features, such as its size, location, outbuildings and garden.
