Description

This old, almost 270-m² house is sheltered from view behind tall trees and dense vegetation, in the heart of an around 2,905-m² landscaped garden. It has been carefully restored with respect for its original architecture and combines the character of traditional materials with modern comfort.
The edifice is laid out around spacious, dual-aspect reception rooms that are bathed in light. The exposed beams, fireplace and large openings give these volumes a welcoming ambiance. The garden-facing living rooms enjoy uninterrupted views of the surrounding countryside and maintain a constant link with the exterior.
The sleeping area contains up to six bedrooms. The master bedroom, with wardrobe space, an en suite bathroom and office, boasts a pleasant view of the garden. Three further shower rooms ensure comfort and privacy for all the occupants. Beneath the rafters, a vast dormitory as well as an approximately 46-m² convertible loft enable a plethora of conversion perspectives.
Outside, there are several relaxation areas within the tree-filled garden, including, in particular, a recently installed heated swimming pool. The property enjoys a slightly dominant position over the surrounding countryside and boasts a remarkable impression of space and peacefulness.

The house

The ground floor
Once through the entrance, the house immediately displays its character thanks to floors paved with period terracotta tiles, exposed beams and ample volumes. The heart of the residence is occupied by the dual-aspect reception rooms. The vast living room has plenty of openings onto the garden and combines a lounge set around a period fireplace with a dining area. It is generously bathed in light throughout the day thanks to the many windows and French windows, through which soothing views of the trees in the garden can be enjoyed.
Next to the living room, there is a cosier space usable as a reading lounge or office. It also enjoys a pleasant connection with the garden.
A separate kitchen is typical of country houses, with its custom-made furnishings, traditional materials and dining area for everyday meals. The house’s technical facilities are contained in an adjoining utility room and a boiler room.
A ground floor level bedroom with an en suite shower room helps to avoid climbing the stairs at night or could serve as independent accommodation for welcoming family and friends. There is also a guests’ lavatory on this level.

The first floor
A wooden staircase climbs upstairs to a vast hallway with an exposed roof frame and period wood stripped flooring, which leads to the other bedrooms. The many custom-made, discretely incorporated doors and panelling display the care taken with the restoration of this level, where four bedrooms, a bathroom and two shower rooms can be found. All of them are generously bathed in light and enjoy uninterrupted views of the garden and surrounding countryside. An authentic ambiance pervades this level thanks to the period wood strip flooring, exposed beams and preserved volumes.
The master bedroom suite occupies a privileged position in the layout. It includes a vast bedroom, a large en suite bathroom and a self-contained office. With a comfortable ceiling height and views of the landscape, the office is an especially pleasant working space.
The attic
A gently curved wooden staircase climbs from the hallway to the attic level. The curb of its handrail and elegant quarter-turn lead fluidly to the upper level. Beneath the rafters and exposed, impressive roof structure, there is a spacious room that is currently used as a dormitory and relaxation area. Next to it, an almost 45-m² loft awaits conversion and provides a plethora of possibilities for future purposes.

The garden

In this carefully landscaped and walled garden each section has been designed to make the most of its environment. The heated swimming pool surrounded by wooden decking is the heart of the property on summer days, beneath the watchful gaze of ‘La Baigneuse’ a sculpture by Etienne Maurice Falconet, the original of which is on display at the Louvre Museum in Paris. Nearby, several summer lounges and an outside dining area next to a stone wall covered in vegetation figure among the other relaxation zones.
The property’s landscape is made up of majestic hundred-year-old trees, flower beds and vast lawns. There are broad views over the surrounding countryside, with the perspectives from the garden naturally enhanced by the fields and woods.
Several cars can be parked on a cobbled courtyard, situated away from the relaxation areas.

Our opinion

This residence gracefully combines all the elegant distinctive features of old country houses: authenticity, harmonious proportions, noble materials and a welcoming ambiance. The original decorative features, such as wood panelling, exposed beams, fireplaces, terracotta tiles and the staircase with its sophisticated curves, have been carefully preserved, giving the edifice a unique identity.
It is just as pleasant as a family home as it is for welcoming guests, thanks to the ample volumes, top quality renovation and fluid layout. The walled garden, swimming pool, remarkable trees and uninterrupted views of the surrounding nature all contribute to the excellence of its living environment.
It is a property full of character that combines the simplicity and elegance of a country house with the advantage of being near to Paris.
