Location

This property is located in the ‘Tuscany of Charente’, in one of the main towns on the banks of the Charente River, between Cognac and Angoulême. The town boasts all the necessary everyday amenities and shops nearby. It also hosts a market three times per week. The local area boasts plenty of historical heritage, especially linked to Romanesque art, throughout a rural landscape made up of woodland and vines, including the Petite Champagne vineyards where the famous Cognac is produced. Canoeing, kayaking, climbing, walking or mountain biking are all emblematic outdoor pursuits that can be enjoyed here, on the ‘La Flow Vélo®’ cycling route between the Dordogne and Île d’Aix island. TER regional express trains can be caught to Angoulême, from where high-speed TGV trains can be taken to Paris, putting the French capital less than 2 hours away, or Bordeaux, less than 40 minutes away.

Description

The property is located along the Charente River in a protected natural area, with a garden of approximately 700 m². A cul-de-sac leading to another house and a private bridge providing access to an island on the river runs past the house. Next to the building, built in ashlar in the 19th century, there is an outbuilding made of pointed rubble stone, with ashlar window and door frames as well as quoins. The house has two storeys and a gabled roof made of half-round tiles. It has very sober façades, whose only decorative features are a moulded cornice and a first-floor belt course. The doors and windows are rectangular, fitted with recent wooden or metal-framed double-glazed joinery, and some are equipped with blinds or shutters. It is rectangular in shape and at the eastern end of the buildings, there are two small sties.

The house


The garden-level floor
On the bottom level, there is a garage and two stores, one of which hosts the house’s sewage system. A flight of steps leads to the main entrance door which opens into a room used as a lounge, which is tiled and boasts a light-yellow coloured stone fireplace typical of the Charente area. A staircase along the right-hand wall climbs up to the top floor.
The upstairs
To the left, the landing leads to a bedroom with a Charente-style ashlar fireplace. It also has an en suite bathroom. To the right, there is a living room with an open-plan kitchen. The dark coloured flooring on this level contrasts with the white walls and sloped ceiling. The roof frame is partially exposed and certain parts of it are painted white. From the living room, a large patio door opens onto a patio with wooden decking and a metal guard-rail, created on the banks of the river. At the end of this large room, there is a second bedroom and two shower rooms, which, like the en suite bathroom for the bedroom on the bottom level, are paved with large, dark tiles. Lastly, above the landing at the top of the staircase that stands around the stairwell, there is a mezzanine which overlooks the open-plan kitchen. It can be converted into an extra sleeping area.

The garden

In the garden, which is partially walled, entirely lawned and bordered on one side by the river, there are cherry trees, a weeping willow at the water’s edge and a large bay tree alongside the house.

Our opinion

French King François I believed the Charente River to be the most beautiful in the French Kingdom. However, the scene could not be set any better than by the words of novelist Jacques Chardonne, who, in describing the waterways and landscapes, famously wrote: “The light of the Charente is unparalleled in France, even in Provence. Even such words hardly do it justice. Everywhere, nature radiates something inexpressible. The light of Charente is limited to a small space. A little further away is another sky and different customs” The property, a stone and tiled-roof dwelling that is sober, functional, bright and well renovated, with care taken to preserve many of the original building materials and decorative features, is equally ideal as a family home, near to all the necessary shops and services, or as a holiday residence, given its advantageous situation, with Paris two hours away by train and Bordeaux less than one hour away by road.
