A traditional Breton house on a sub-dividable lot of 1,630 m²,
3 kilometres from beaches and the Sainte-Marine port in Brittany
Combrit, FINISTERE brittany 29120 FR

Location

The property is located in the village of Combrit Sainte-Marine, within a residential neighbourhood that abuts the wooded bank of the nearby coastal inlet. Quimper, the department’s administrative centre is less than 15 minutes away, while the town, nestled along the coves of the Odet River, is tucked between two shores, a maritime one to the west and a river to the south.

Description

Built in the 1970s and facing east-west, the house is located in the middle of a sub-dividable lot of nearly 1,630 m² on a calm no-through street, which is accessible from the nearby public roads to the east and south. With a landscaped garden planted with trees and lined with hedges, the house itself has a white plaster-coated exterior and a gabled roof covered in thick traditional slate. In addition, three hipped dormer windows punctuate the roof’s eastern slope and a wide shed dormer window encompasses three windows to the west, while two broad chimneys are located on each of the house’s gable ends.

The House

Once past the main gate, a drive provides access to the underground garage’s entrance, while a pedestrian path leads to the house’s southern gable end, where the dwelling’s front door, protected by a porch roof covered in thick slate, is located. Surrounded by a patio, the house has an inhabitable floor area of 153 m², including a living room of approximately 61 m², five bedrooms, two shower rooms, a bathroom and two lavatories. In addition, the attic and basement levels, outfitted with either skylights or interior lighting, are both convertible.

The basement
Accessible from the entrance gate via a gentle slope that leads to the garage door, this level has a useful, open-plan floor area equal to that of the house. With enough room to park two vehicles as well as nautical equipment, it also includes a furnace room and a laundry room, while an interior staircase leads upstairs to the kitchen on the house’s ground floor.
The ground floor
Once past the front door and beyond the foyer, an open-plan living room was designed to encourage fluid movement around the room and highlight its east-to-west dual-aspect views. With tile floors and exposed wooden ceiling beams and posts throughout, this floor is bathed in light thanks to four glass double doors in the living room, which also includes a wide fireplace, safeguarded by a screen, and an eye-catching, open staircase. In addition, the nearby kitchen also contains a set of glass doors as well as access to the basement, while, off to one side, a vestibule leads to a shower room and lavatory.
The upstairs
A wide hallway, bathed in light by windows on the house’s northern and southern gable ends, leads to five bedrooms with partially sloping ceilings. In addition, this level also includes a lavatory, shower room and a private bathroom, all tiled, while all the bedrooms have storage spaces and carpeted floors.
The attic
Illuminated by skylights, this level is accessible via a retractable staircase from the hallway on the first floor.

The Garden

Sheltered from view thanks to the thick foliage of the neighbouring woods and dense hedges, the landscaped garden is in an excellent state of upkeep and includes a wide variety of volumes and ambiances. Patios, pathways and hedges, are all harmoniously aligned along the property’s slopes and embankments, while the vegetation, lofty or shrublike, deciduous or evergreen, stands alongside flowering ornamental varieties, such as magnolias, mimosa trees or trumpet vines.

Our opinion

Abutting the coastal inlet of the Odet River, this property’s location, near the village, beaches and the picturesque marina of Sainte-Marine is an extremely coveted one. With its neo-Breton architecture emblematic of the 1970s, the dwelling is in excellent condition, despite the fact that a light remodelling is recommended in order to bring its luminous interior with vast inhabitable volumes up to today’s standards. In addition to the convertible surfaces in the basement and attic, the rest of the lot, scattered with flowering plants and trees, could be extended or subdivided, while, all around, the famous Bigouden region extends as far as the eye can see with its picture-postcard landscapes and long-standing traditions.
