When Haussmann oversaw major work on the layout of Paris under Napoleon III, broad avenues were created from the Hôtel des Invalides esplanade in line with a plan to modernise the city by reorganising its districts and improving its flows of traffic. These avenues are still lined with many historical edifices and beautiful Haussmannian apartment blocks. Renowned public and private schools, such as Lycée Victor Duruy, Institut de l’Alma and La Rochefoucauld, are close to this family-oriented residential district. The metro stops Saint-François-Xavier (line 13) and Ségur (line 10) are just a stone’s throw from the property. From these stops, you can easily get to the French capital’s train stations Montparnasse, Saint-Lazare and Austerlitz in under 15 minutes. And a little further, there are metro stops on lines 8, 6 and 12.

The house
The ground floor
The entrance door leads into a reception space with a floor area of over 47m². This space includes a lounge and dining area. Natural light floods this reception space on different sides as there is a glazed roof and a wall of frosted glass that runs along one side of the lounge and faces the inner courtyard. Bamboos outside make the interior feel like a greenhouse – an impression reinforced by indoor plants, a high ceiling and natural light coming in from the glazed roof. An open-plan fitted kitchen extends the reception space. This kitchen has a central island unit. There is also a corner space in the kitchen for you to enjoy breakfast or lunch. The upstairs

On the right, there is a bathroom with emerald green mosaics, frosted windows and overhead glazing. This bathroom is filled with natural light. The two other bedrooms are children’s bedrooms. They were renovated in 2020. Their layouts are optimal, with high-quality joinery and no waste of space. Further on, the corridor leaves room for a large office with storage spaces all the way along it. The house’s original small dormers have been kept. Lastly, there is a utility room and a lavatory. Like on the ground floor, there is a varied range of colours and patterns along the walls that stand out from the white tones and honey hues of the floors and ceilings.
Our opinion
This delightful house, set back from the bustle of Paris, is an elegant, characterful dwelling nestled in the French capital’s 7th arrondissement. It lies in a calm residential district. The home has been masterfully renovated: its layout makes movement around the interior smooth and the position of its windows lets natural light flood the place at all times of the day. Here, the interior and exterior blend into each other seamlessly, harmoniously and discreetly. The property’s contemporary decor is beautifully understated. This is a unique haven tucked away in one of the most prestigious areas of Paris.
