A recent 140 m² house designed by an architect, with the possibility of
creating four bedrooms and a courtyard in a private lane in Saint-Ouen
Saint-Ouen, SEINE-SAINT-DENIS ile-de-france 93400 FR

Location

Saint-Ouen is a town that has been undergoing major change in recent years, with the development of Les Docks, where the former Alstom factory has been transformed into a food and culture hall covering more than 25 000 m². There is also the large Saint-Ouen park on the banks of the Seine, and construction of the future Grand Paris-Nord university hospital campus. The house is 100 m from Espace 1789, which includes an arthouse cinema, concert hall, theatre and dance venue, 350 m from the Auguste-Delaune water sports centre and 700 m from the flea market. Paris is easily accessible by metro, with Garibaldi station, served by line 13, and Mairie de Saint-Ouen station, served by line 14, both around 400 m from the property.

Description

From the street, a solid gate provides access to the courtyard, which is paved. Two steps lead up to the front door on the kitchen side. The L-shaped ground floor consists of a large open-plan space measuring around 48 m². It includes a fully-equipped kitchen with stainless steel worktops. There is a large window that opens onto the courtyard, where meals can be enjoyed in fine weather. The dining area is in front of the kitchen, separated by a counter, and the lounge extends on from it. The property benefits from an abundance of natural light thanks to its large windows. The waxed concrete floor has a heating system incorporated into it. Opposite the front door, a concrete staircase leads to the first floor, where there is a large office area that could be closed off to create an additional bedroom. Two large sliding openings flood the room with sunlight. A bedroom with storage space is large enough to use as an office. There is a bathroom and a separate toilet. A straight staircase, with steel stringers and wooden treads leads to the second floor, where the master bedroom takes up the whole space. The room has light from a sliding window that opens onto a terrace measuring almost 18 m², so the sun can be enjoyed all day long. The bedroom has wardrobes and storage space and a shower room with a toilet. The walls and ceiling are panelled in white wood, and the floor is parqueted in blonde wood. The basement is accessed via a staircase behind the dining room table. It includes a utility room with storage space, a Frisquet boiler for heating and hot water, a toilet and a bedroom with an en-suite shower room. Light floods into the bedroom through two windows that open onto the courtyard. With a centralised vacuum system, you can easily clean your home by connecting a pipe to the walls.

The house

The house is set behind a gate in a lane with parking facilities. The house is in a modern style, with clean, linear, cubic architecture. The facades are covered in wood cladding. It is in very good condition and future occupants will be able to move in without any work.

Our opinion

A house that would suit a family looking for three or four bedrooms, sunshine and peace and quiet. Recent and well insulated, no work is required apart from specific features that could be added, such as an extra bedroom. The courtyard, which is sheltered from view, is perfect for enjoying meals with family and friends in good weather. The cul-de-sac, which is closed to the public, means vehicles can be parked safely. All of this on the outskirts of Paris.
